RZ-82-4, City of Pleasanton <br />Application of the City of Pleasanton to prezone approximately 230 <br />acres of land at the southern terminus of Pico Avenue, Concord Street <br />and Bordeaux Street to the P.U.D. (Planned Unit Development) Low <br />Density Residential/Open Space District. The Planning Commission may <br />recommend any zoning for the property consistent with the General <br />Plan. A negative declaration of environmental impacts will also <br />be considered. <br />Mr. Harris presented the staff report. He stated that a portion of <br />the property should also be prezoned Medium Density Residential. He <br />presented a slide depicting the vicinity and site for the Commission <br />and audience to see. He indicated that no development plan had been <br />submitted, but that in accordance with LAFCO requirements prezoning <br />is required for the property to be annexed to the City. <br />Commissioner Lindsey asked if there has been any discussion as to <br />sewers to the site. Mr. Harris said not to his knowledge but that <br />the matter may have been discussed with the City Attorney or City <br />Manager. Commissioner Wilson asked about the Pico Avenue Extension. <br />Mr. Harris responded that the Bonde and Lund property would be <br />effected by this also. <br />The public hearing was opened. <br />Ted Fairfield, P. 0. Box 1148, Pleasanton, spoke representing the <br />property owners. Fie stated he concurs with the staff report as <br />amended by Mr. Harris. He further stated there is currently no <br />development proposed for the property and that when development <br />plans are proposed they will be submitted to the Planning Com- <br />mission and City Council for public hearings and at that time they <br />will work with the neighbors who are concerned with the densities <br />and proximity to their homes. He said he would be happy to answer <br />any questions concerning this matter. Commissioner Lindsey asked <br />Mr. Fairfield about sewers. Mr. Fairfield said they have no <br />sewer guarantee, city lines or sewer permits. <br />The public hearing was closed. <br />A motion was made by Commissioner Jamieson, seconded by Commissioner <br />Lindsey, that the negative declaration prepared for case RZ-82-4 be <br />recommended for approval inasmuch as prezoning of the subject pro- <br />perty would have no significant adverse effect on the environment. <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Jamieson, Lindsey, Wilson and <br />Chairperson Getty <br />Noes: None <br />Absent: None <br />Abstain: None <br />Resolution No. 2151 was then entered and adopted recommending the <br />approval of the negative declaration prepared for case RZ-82-4. <br />-22- <br />
