Commissioner Lindsey asked if membership would reduce in the spring <br />and summer months. Mr. Wasserteil explained that the colder <br />weather generates more participation than in the spring and summer. <br />He further said they would not go over 1600 membership and after <br />that they take a waiting list. He said if his expansion is approved, <br />they wouldn't build it immediately but would gravel the area and <br />use it as a parking area in the interim. <br />Chairperson Getty asked Mr. Harris to read again the letter received <br />from the Hopyard Associates. Mr. Harris complied. <br />Commissioner Jamieson said the letter wasn't too clear in that the <br />Hopyard Association people are urging approval of this application <br />but do not want their future development of the other two parcels <br />to be impeded by the development of this parcel they are selling <br />to Schoebers. <br />John Ferreri, 865 Abbie Street, partner in Hopyard Association, spoke. <br />He stated there are two parcels left on the north side of Buttercup <br />and Schoebers and his company is only requesting that this parcel <br />be able to stand on its own merits and they do not want any future <br />problems with development of the other parcels. He said it is <br />conceivable an office building would be developed on one of the <br />two remaining parcels but they are not sure and do not want to <br />be restricted totally to this use because of Schoebers parking <br />situation. Commissioner Wilson said that when office buildings <br />are built there is 33~ coverage on a single story and Schoebers <br />is getting 50~. <br />Mr. Ferreri presented a map he got from CPS reflecting a preliminary <br />proposed Prudential street pattern for the Hopyard interchange. He <br />said CPS hopes that the interchange of Hopyard Court and Johnson <br />Drive would be a main entrance to their site. He said the Shell <br />station would probably have to be relocated to accomplish this <br />eliminating the cul-de-sac. He said it would take the entrance <br />east 200' creating a triangular piece of land. Commissioner Wilson <br />asked who would have title to the triangular property; Mr. Ferreri <br />said it is his understanding improvements would be in an assessment <br />district. Mr. Warnick said that piece of property is not within <br />the assessment district as it covered only the east side of Hopyard. <br />Commissioner Wilson asked again who would have title to that <br />triangular piece of property. Mr. Ferreri said that Mr. Callahan <br />was going to meet with W. R. Grace with this regard. He said the <br />suggestion came about as a result of a traffic report by TJKM. <br />Commissioner Wilson stated that if W. R. Grace gets title to this <br />they won't want to make a parking lot for the existing raquetball club. <br />Commissioner Wilson asked what would happen to Old Hopyard Road <br />if the triangular piece of property was created. Mr. Ferreri <br />said it would become a parking lot.
