Mr. Griffin, 3036 Chardonnay, spoke again stating he doesn't know <br />where the $1600 for park dedication fees went for his house but he <br />expressed concern for people moving in the area, and park land for <br />them. <br />Mr. Parish stated he had no rebuttal. <br />The public hearing was closed. <br />Commissioner Wilson indicated he would like to see streets 40 ft. <br />wide, would like 1 ft. taken off of each tier of units, giving 40 ft. <br />right-of-way for the centermost"street. He said some driveways <br />would be 22 ft. instead of 23 ft. and the ones on the corner would be <br />19 ft. Mr. Warnick stated that the street only serves one side. <br />He said that 32 ft. was with parking provided for on one side only, <br />but that the 40 ft. is curb-to-curb. <br />Commissioner Jamieson addressed the negative declaration, specifically <br />item number 7 regarding traffic. He said he doesn't believe this has <br />been properly addressed and believes most of the traffic will use <br />Vineyard Avenue and not Pico and that Vineyard Avenue is overloaded <br />now. He said this is not an insignificant issue and that the unit <br />number has only been reduced by a token amount. He said developments <br />of this type in the past have been for adults only and this is <br />Mr. Parish's first time for dwelling units for families and there <br />must be a park within the project. He said he agrees with Com- <br />missioner Wilson that it would be okay if a park were provided close <br />by. He said this is the first project of this type the City has <br />seen. He said if this project is approved, the homeowners association <br />should maintain the exteriors of the buildings or the project could <br />end up looking poorly 10 years down the road. <br />Chairperson Getty stated that in a trade magazine which she has just <br />read 25~ of young families now buy mobile or immobile homes. She <br />further said delay only adds to the cost of these units. <br />Commissioner Lindsey said he doesn't feel this will be a lesser <br />quality area. He said he is aware of a young couple who are currently <br />excited about the project in that perhaps they can afford a $60,000 <br />unit. <br />Commissioner Doherty said he would recommend to the Park and Recreation <br />Commission, copy to the City Council, that a letter be written to <br />encourage the location of a park in the area. <br />-14- <br />
