He indicated <br />that he knew the. long-range plan was to cul~de-sac St. John <br />Street and he wanted it done in such a manner as to not be <br />'stubbed.' He urged .this matter be discussed at the time the <br />rezoning is considered. <br />Mr. Harris indicated a plan will be provided for everyone to <br />see at the June 17, 1982 Planning Commission meeting. <br />RZ-82-7, City of Pleasanton <br />Application of the City of Pleasanton to rezone approximately <br />8.8 acres of land (4323 and 4365 Valley Avenue) located on the <br />north side of Valley Avenue adjacent and to the west of Valley <br />Plaza Shopping Center from the "A" (Agricultural) and R-1-6500 <br />(Single-family Resdential)_ Districts to the PUD (.Planned Unit <br />Development) High Density Residential District or to any other <br />zoning district consistent with. the General Plan. <br />Mr. Harris presented the staff report and stated that this <br />application was initiated by the City in an attempt to make the <br />property conform to the recent General Plan change. <br />Chairperson Getty asked if there are any plans or indication <br />that there will be low-cost housing on the property. Mr. Harris <br />said there are no plans for development by anyone at this time, <br />that this application is a result of a general plan amendment <br />and to put the property in conformance with the General Plan. <br />Commissioner Wilson asked about opening up Tanager Court and <br />isn't this the same situation that is across the Street on <br />Alameda Street. Mr. Harris there is no indication one way or <br />the other that Tanager will come through at some future date. <br />The public hearing was opened. <br />Ralph Juhl, one of the property owners indicated that he is in <br />favor the zoning and when asked by Commissioner Doherty what <br />he foresees in the future, indicated he has absolutely no plans <br />at this time for his property. <br />Al Walburg, 2418 Raven Road, represented Mrs. Halverson, one of <br />the property owners of this application. He indicated <br />Mrs. Halverson is in favor of the rezoning as presented, but she <br />wants assurance that this will not change her real estate taxes. <br />Mr. Harris responded that the City has no control over that but <br />he has been told in the past that value is based on similar <br />sales in an area and if the property isn't sold or the use changed, <br />the property taxes probably wouldn't change. <br />-7- <br />4/28/82 <br /> <br />
