MINUTES <br />PLANNING COMMISSION <br />4/28/82 <br />Page 3 <br />Chairperson Getty then brought up the Card Room on Main Street <br />and the fact that they have a sign up which indicates no one <br />under the age of 18 can be admitted and the Castle Bar has a <br />sign that no one under 21 years of age can be admitted and asked <br />the difference between these two establishments. Mr. Harris <br />indicated that he isn't certain but believes this is probably <br />in accord with the law governing these establishments. <br />OLD BUSINESS - Public Hearings <br />PUD-82-5, Howard Wasserteil <br />Application of Howard Wasserteil and Henry Cupplies for development <br />plan approval of an approximately 14,000 sq. ft. building <br />addition and related facilities at the Schoebur's Raquetball and <br />Health. Club located at 5341 Hopyard Road. Zoning for the property <br />is PUD (Planned Unit Development)- Commercial and Offices <br />District. The Planning Commission may make any recommendation <br />regarding the subject property consistent with the General <br />Plan. A negative declaration of environmental impacts will <br />also be considered. <br />Mr. Harris explained this item was continued from March. 13, 1982 <br />so that the parking problem may be properly addressed. He <br />indicated that the raquetball club is very close to full <br />membership for the business as now constituted and that based <br />on a survey taken by the applicant 4.6% of the automobiles <br />parked at W. R. Grace belong to Schoeber's customers, not an <br />unusually high number of patrons, and that staff feels more <br />comfortable with the proposal for the expansion of the business. <br />He indicated the expansion would increase the floor area <br />approximately 35o while increasing the parking area by 60-65%. <br />He said staff recommends and affirms their recommendation of <br />approval as stated in the 3/13/82 staff report concerning this <br />proposal. <br />Commissioner Lindsey asked that if this is approved and completed <br />and other properties propose to be developed did the staff have <br />any idea how this would effect any future development of the <br />area. Mr. Harris responded that Rossi Development Company has <br />already proposed a 100-unit motel to be located northwest of <br />Schoeber's and that immediately to the north no plans have <br />been made for this parcel. Mr. Harris stated that the motel only <br />proposes parking as required but that it will be strictly for a <br />motel and there will be no restaurant. <br />Commissioner Jamieson stated that Mr. Cupples has indicated <br />that they do not want the raquetball club to prejudice the <br />motel or PUD by any action taken tonight. <br />-3- <br />4/28/82 <br /> <br />
