He inquired as to <br />what was contained in Ordinance No. 1040. Mr. Harris stated that <br />essentially it says that in that particular district of Hacienda <br />Business Park, the midrise office district, that the height shall <br />not be over 65 feet unless the Pleasanton Fire Department has <br />apparatus to fight fire in a structure of that height or <br />higher. He further stated we do have apparatus to reach 65 feet <br />which would allow firemen to reach the railings on the fifth floor <br />balconies and then there is a requirement that a laddering system <br />be built into each of the balconies which would be kept flush <br />against the wall in a nonemergency situation but in an emergency <br />situation it could be pulled out to get the required climbing angle <br />required by the Fire Department so that they could get to the <br />roof of the building. Mr. Harris also stated that the Fire Chief <br />is in full agreement with this. <br />Commissioner Wilson asked if this was an ordinance that was worked <br />out recently. Mr. Harris stated this was Ordinance No. 1040 <br />which was passed by the Council June 8, 1982 and it was Condition <br />No. 15 of that ordinance. He further stated it was the same <br />condition that was in the staff report that went to the Commission <br />and that the Commission recommended on to Council. <br />Commissioner Jamieson stated he thought the limit on the building <br />was 65 feet. Mr. Harris stated it was 65 feet unless the Fire <br />Department had the ability or aapparatus to allow them to fight <br />fires in a building higher than 65 feet. <br />Chairperson Lindsey pointed that the limitation was five stories. <br />Mr. Harris stated that this is a five-story building but it is <br />7 feet high than normally allowed under that condition which <br />stated 65 feet at the parapet and this building is 72 feet at the <br />parapet. <br />Commissioner Wilson requested the architect explain why he needed <br />another 7 feet. <br />Jack Munsun, Architect for the building, stated that in buildings <br />of this size they try to allow a ceiling floor package that is <br />big enough that mechanical ducting does not have to penetrate the <br />structure. He stated if you construct a five-sotry building in <br />65 feet you end up with four floors at 12 feet and maybe one at <br />15 feet which, when including the mechanical work, would give you <br />an 8-1/2 foot ceiling. He stated that this not only presents <br />problems but increases costs. <br />-8- <br />
