Mr. Harris stated staff is recommending approval subject to nine <br />conditions that indicate the project is in conformance with original <br />approved planned unit development. Mr. Harris stated that the <br />E nvironmental Analysis was done and an Environmental Impact Report <br />was prepared in conjunction with the original PUD. <br />Commissioner Wilson asked Mr. Harris why the comment in the staff <br />report on Lot 19 was made. He asked if Mr. Harris had an objection <br />to it. Mr. Harris stated that Council indicated they would review <br />each of these and note and keep in mind how the park was developing <br />in case they wanted to look at some alternate land uses in the park, <br />and that is the only site being proposed in the area that was <br />recommended by the staff to be held out for the final phase of <br />the park. Chairperson Lindsey stated that it was a condition of <br />the original approval of Hacienda to review the design of revision <br />of the original approval. <br />The public hearing was opened. <br />Joe Callahan, Callahan-Pentz Properties, representing Callahan- <br />Pentz and Prudential Insurance Company of America addressed the <br />Commission. Mr. Callahan noted that each of the architects were <br />in the audience and could answer any questions which might be <br />germane to each of the projects. He stated that the Commission <br />should note the objective they tried to achieve with the diversity <br />of buildings. Mr. Callahan reviewed the sites and the possible <br />users. He stated they had covered a wide range of sizes and <br />space so that they will be able to deal with the broadest portion <br />of the market. <br />Commissioner Jamieson stated he noticed there is not anything <br />going up along Hopyard and asked if this will come in a later <br />phase. Mr. Callahan stated they are working with a couple of <br />corporate users for specific corporate office relocations as they <br />feel that Hopyard would be appropriate for the large owner user <br />type of projects. He stated the buildings would be typically two <br />or three story buildings. <br />Chairperson Lindsey asked Mr. Callahan if he had read and agreed <br />with the 9 conditions of the staff report. Mr. Callahan stated <br />he was in agreement with them. He further stated that a supplement <br />to Volume III of the Traffic Study will be developed which will <br />analyze the impact of these projects. <br />Roger Gage, Prudential Insurance Company, stated he did not have <br />anything to add but would answer any questions on the midrise or <br />the amadors. <br />Commissioner Wilson stated he had a question regarding Condition <br />No. 9 of the staff report which referred to Condition No. 15 of <br />Ordinance 1040 that the fifth story balcony railings of the building <br />proposed for Lot 9 shall be no higher than 65 ft. above the finished <br />grade of the building and that a laddering system from all fifth <br />story balconies to the roof of the building shall be designed and <br />installed to the satisfaction of the Fire Chief. <br />-7- <br />._. _._.. _.. _ . _....,_.-..... _ _.._e.._... _ . .......... . ...__... ..... ...,. ..... ._._.... _ ...T... .. .. <br />
