Page 5 <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Getty, Jamieson, Wilson and <br />Chairperson Lindsey <br />Noes: None <br />Absent: None <br />Abstain: None <br />Resolution No. 2205 was then entered and adopted denying cases GP-82-6 <br />and RZ-82-11 as motioned for the reasons discussed during the hearing. <br />PUD-81-30-8D, Pacific Telephone Company <br />Application of Pacific Telephone Company for development plan approval <br />of a 16,800 sq. ft. building and related facilities on an approximately <br />1.6 acre site located on the west side of Willow Road, approximately <br />600 ft. north of the intersection of Stoneridge Drive and Willow Road. <br />The zoning for the property is PUD (Planned Unit Development)-Industrial/ <br />Commercial and Offices District. <br />Mr. Harris presented the staff report recommending approval. He indicated <br />that staff feels the transformer shown in the front of the building should <br />be put underground or to the rear of the building. He further stated <br />staff didn't care for the diesel generator stack and vent proposed near <br />the front of the building. <br />Commissioner Wilson asked Mr. Bras, the architect, to present the <br />rendering regarding this application. Mr. Bras complied. <br />The public hearing was opened. <br />J. Jack Bras spoke representing the telephone company. He urged approval <br />and stated it would serve as the nerve center for the area. He said the <br />building was approved by Prudential's architectural board. He said the <br />telephone company has looked at locating the transformer underground <br />but that the cost would be a minimum of $35,000 to do so. <br />Commissioner Doherty then asked why the transformer couldn't go to the <br />back of the building. Mr. Bras said that is the most obvious but PG&E <br />requires transformers to be away from the buildings and to put it in <br />the back would mean an easement would have to be granted to PG&E. <br />Mr. Bras presented the rendering with the transformer for all to see. <br />He indicated some things are worth paying for and some are not and his <br />client feels this is not. Commissioner Doherty asked about the size of <br />the trees proposed for screening. Mr. Bras said they would probably <br />be 5 gallons. Mr. Bras said they would be willing to screen with walls <br />or anything to have it in the front if the CC&Rs allow this. <br />Commissioner Wilson asked about the diesel generator. Mr. Bras explained. <br />Mr. Harris indicated that unfortunately there is no where else to locate <br />the stack. <br />Commissioner Doherty asked staff the size of the plant material required <br />to screen the transformer. Mr. Warnick indicated that it would depend <br />on the size of the transformer, but that he would think trees would not <br />
