Page 4 <br />Commissioner Wilson indicated that if these two small parcels wouldn't <br />hold high density then he can't see any future development of the <br />industrial park on Valley Avenue nor residential development for <br />Morrison Homes to be located on the northeast corner of Santa Rita Road <br />and Valley Avenue. He said he cannot support these applications - same <br />old thing, don't put multiples in my neighborhood. He said traffic is <br />a poor issue and if it is that bad then Morrison and Valley Business <br />Park shouldn't be developed. <br />Commissioner Doherty said he completely agrees with Commissioner Wilson <br />and stated the Planning Commission looked for multiple sites a couple <br />of years ago and this was one area they felt would be appropriate. He <br />said transportation, post office, park, library and other services are <br />available to the area. He said he would not support these applications. <br />The public hearing was opened. <br />Ralph Juhl, 2680 Foothill Road (one of the property owners) indicated <br />the Commissioners took his speech and he totally supports the <br />Commissions' position. <br />Ron Halverson, 1760 Highway 50 West, Pleasanton (property owner) supported <br />the position of the Commissioners. <br />The public hearing was closed. <br />Commissioner Jamieson indicated he would recommend no action be taken <br />and that the matters be referred back to City Council. Commissioner <br />Wilson said he would rather vote on it. <br />Commissioner Lindsey said that his house backs up to this property and <br />while he appreciates some of the neighbors opinions regarding this, <br />he knows that a PUD would be fine for the area with all of the control <br />the Planning Commission and Council have with regard to the development <br />in such a zoning district. He said it is far better than having a <br />two-story single-family unit backing the existing residences. <br />Chairperson Lindsey indicated this is a very appropriate spot for high <br />density residential and totally supported the comments of the other <br />Commissioners. <br />Mr. Swift indicated that if they were going to recommend denial of the <br />two applications they wouldn't have to take any action on the negative <br />declaration prepared but recommended they do so. <br />Commissioner Wilson said they took action on the previous negative <br />declaration presented in the previous zoning and general plan changes <br />and saw no need to take another action on this negative declaration. <br />Commissioner Wilson made a motion to deny cases GP-82-6 and RZ-82-11 <br />and commented that maybe there should be a moratorium on the entire <br />area-for traffic if that is the Council's concern. <br />
