Planning Commission <br />Minutes <br />Page 2 <br />Mr. Harris explained the staff report. He stated there is a study <br />going on in the Mohr/Martin area and that within the next month or <br />so a joint Planning Commission/City Council study session would be <br />held to discuss the matter. Mr. Harris stated that prezoning of <br />the 78 acre site described above is necessary before the property <br />can be annexed into the City. He said there has been no development <br />plan received for the property and the purpose of this appli- <br />cation is simply to set zoning so it can be brought into the City. <br />Commissioner Wilson asked about the bridge in which George Oakes <br />was required to participate. Mr. Harris indicated the City still <br />has the money contributed and the intention is to use it for a <br />bridge to cross the Arroyo Mocho at Martin Avenue. <br />Commissioner Doherty asked Mr. Harris when the study would be <br />completed. Mr. Harris stated it would probably be completed the <br />end of this month or early October. Commissioner Doherty indicated <br />he had discussion with some of the property owners in the area who <br />indicated to him they were not part of any group who came before <br />the Planning Commission in the past and those property owners <br />indicated to him they did not want to have small lots in the area. <br />Chairperson Lindsey said he also spoke to one of the property owners <br />in the area who did not want his parcel split up. <br />The public hearing was opened. <br />Mr. Harris reiterated the application for persons who arrived <br />late in the audience. <br />Shirley Lauer, 2221 Martin Avenue, stated she would prefer that <br />the property be brought in as Low Density Residential. Mr. Harris <br />explained there is no classification for zoning called Low Density <br />Residential, but that it can come in as Planned Unit Development- <br />Low Density Residential. Mr. Harris explained the size of the <br />lots which could be developed under PUD-Low Density Residential. <br />Mrs. Lauer indicated she would like to have a fixed zoning for <br />establishing lot sizes. <br />Chairperson Lindsey stated that Mrs. Lauer would be afforded the <br />opportunity to comment on specific lot sizes when a development <br />plan is received and at this time no plans have been proposed. <br />Comanissioner Doherty felt that if this property is prezoned PUD, <br />many conditions could be imposed on a development plan and this <br />gives the City much control and supported the staff recommendation. <br />No one else addressed the Commission and the public hearing was <br />c loosed . <br />
