TENTATIVE MAPS <br />Tentative Map Tract 4986 <br />Application o Howar Hansen, A. Mix and Ponderosa Homes for tentative <br />map approval for a proposed 103 lot subdivision of approximately 26 <br />acres of land located immediately northeast of the junction of the <br />Arroyo del Valle and the Arroyo de la Laguna. Zoning for the property <br />is R-1-6500 (Single-family Residential) District. A negative declaration <br />of environmental impacts was also considered. <br />} <br />Mr. Harris summarized the staff report requesting that condition No. 7 <br />be modified because the size of the homeowners association has not been <br />determined and the City needs to work with the developer concerning the <br />terms of the homeowners association to determine which lots are contri- <br />buting to the maintenance of that. Commissioner Jamieson said he didn't <br />think the homeowners association will be able to maintain it in proper <br />order. Mr. Harris indicated that Mr. Wong of Ponderosa would address <br />this matter. <br />The public hearing was opened. <br />Mr. Jack Wong, Ponderosa Homes, concurred with the conditions <br />imposed on project approval and explained why condition No. 7 <br />needs to be changed. He said the structure of the homeowners asso- <br />ciation has not yet been determined so he proposed to staff that <br />rather than leave it as stated that Ponderosa work with staff con- <br />cerning this. He spoke to the 1972 landscaping act. <br />Commissioner Wilson asked about lots 103 and 104 and whether or not <br />they would be deeded to the City. Mr. Harris said that lot number 103 <br />would be deeded to the Flood Control District and that 104 is up in the <br />air. <br />Mr. Rod 51aus, 6652 Hansen Drive asked for clarification of the 103 lots. <br />He spoke to both of the notices he received, Tract 4986 and 5093 and said <br />the acreage doesn't agree. Mr. Harris explained. Mr. Slaus also indi- <br />cated there is no dust control being exercised over the excavation which <br />has already started. He spoke to the proposed condition No. 11 relating <br />to this. He also spoke to condition No. 8 relating to the sealing of <br />wells. He also addressed condition No. 7 of the negative declaration <br />relating to 1,000 vehicle trips per day added to the area. He also <br />spoke to Tract 5093 with 1600 vehicle movements in the area with a <br />narrow street. Mr. Warnick stated that staff does not feel it will cause <br />a traffic problem and that the existing streets are designed for resi- <br />dential traffic. Mr. Slaus also spoke to fire and police protection <br />as being shown as an insignificant environmental effect in the negative <br />declaration. He said fire is a problem in the area and there have <br />been problems with that back acreage. <br />-23- <br />
