A motion was then entered and adopted finding that the proposed use <br />is substantially similar enough to a nursery to be considered a con- <br />ditionally allowed use in the I-P District, and that Mr. Richert and <br />the owners of the Case Verde Nursery apply for a conditional use permit. <br />Roll Call Vote <br />Motion: Commissioner Shepherd <br />Seconded: Commissioner Butler <br />Ayes: Commissioners Doherty, Jamieson, Shepherd, and Chairman Butler <br />Noes: None <br />Absent: Commissioner Wood <br />Abstain: None <br />Request to utilize the Reynold C. Johnson property located at 7100 <br />Johnson Industrial Drive for a church facility; zoning for the pro <br />is I-G (General Industrial) District. <br />Secretary Harris explained the staff report, stating that churches are <br />allowed mainly in the P (Public and Institutional) and residential <br />Districts, and in the O (Office) District. It is the staff's opinion <br />that in general churches and other religious facilities would not be <br />appropriate in an industrial district. <br />Present at the hearing was Mr. Ron Bennett, 3149 Chardonnay Drive, <br />one of the pastors of the church. He could not understand in what <br />manner their church and related activities could possibly be detrimental <br />to the industrial district they are trying to locate in. <br />Some discussion ensued between Mr. Bennett and the Commissioners as <br />to the length of stay at the location in question, the size of the <br />congregation, especially in relation to the workshop and school they <br />intend to establish. Mr. Bennett also stated that it was extremely <br />difficult to find any other location. <br />Commissioner Doherty could see no conflict with allowing a church with <br />related activities into the industrial district, since the tennis <br />operation is also in that area and no conflicts have arisen, to date. <br />Mr. Harris told the Commissioners to keep in mind that this ordinance <br />amendment would affect all industrial districts within the City. <br />A motion was entered and adopted instructing the City Attorney's office <br />to draft an ordinance amendment to conditionally allow churches, schools <br />and workshops in the I-G District. <br />Roll Call Vote <br />Motion: Commissioner Doherty <br />Seconded: Commissioner Shepherd <br />Ayes: Commissioners Doherty, Jamieson, Shepherd <br />Noes: Chairman Butler <br />Absent: Commissioner Wood <br />Abstain: None <br />Request to find conformity with the General Plan for dedication of two <br />street rights-of-way and one public service easement. <br />The three dedications are: Parcel Map 1453, Topographic Survey showing <br />easements on First Street in front of the Pleasanton Glass property <br />and a map showing property being offered to the City for the widening <br />of Valley Avenue at the northeast corner of the intersection of Valley <br />Avenue and Santa Rita Road. <br />Secretary Harris stated that since all three streets are shown on the <br />General Plan, acquisition for their widening would be in conformance <br />with the Plan. <br />-7- <br />
