RZ-76-14, Planning Commission - application to place into the S (Study) <br />District, the HPD (Hillside Planned Development) District, the PUD <br />(Planned Unit Development) District, or any other zoning district that <br />the Planning Commission finds is appropriate, those properties identi- <br />fied by Zoning Unit Nos. 151 A-F. <br />The six areas in question were described by Secretary Harris. Staff <br />is recommending that Areas 1 through 4 retain their existing zoning. <br />The Longview property is being recommended to be zoned HPD District. <br />Mr. Joe Chickerella, owner of the property known as "The Hill" indi- <br />cated he had not been advised of this action, since the Assessor's <br />Roles indicate a title company as the owner of the land. Therefore, <br />he requested that his property not be considered this evening but on <br />December 8, 1976. The Commissioners were amenable to this request. <br />The Public Hearing was opened. <br />Mr. Bob Myers brought up his concerns regarding his property (the An- <br />nexation 66 land). Secretary Harris explained that Mr. Myers' property <br />was rezoned to the A District because of the City's sewer situation. <br />The City is not seeking to increase residential density anywhere in <br />the City. Mr. Myers registered his objection to Area 5 (Chickerella <br />property "The Hill"). <br />Next, Area 6 was discussed. This is the Longview property. It was <br />indicated by staff that examples of the Hillside Planned Development <br />District can be observed in Walnut Creek. <br />Mrs. Violet Long, 5221 Northway Road, indicated that she did not receive <br />notification of the meeting until very recently. She did not understand <br />the ramifications of the proposed action. <br />Another homeowner in the area, Janice Wainhart, 2750 Foothill Road, <br />expressed her concerns if cluster-type development would be allowed <br />in the area in question. Considerable discussion ensued regarding the <br />kinds of developments which would be allowed within the Hillside Planned <br />Development District. <br />City Attorney Ken Scheidig stated that the Long property has only ten <br />sewer permits allocated. <br />Another citizen, Ralph Romero, 3580 Touriga, wished to verify that only <br />10 sewer permits have been allocated for the Long property. <br />Because of unanswered questions and because the property owner had no <br />prior notification of the action, this item was continued to be heard <br />separately on November 10, 1976. <br />Mr. Corley, representing Castlewood Enterprises, owners of the property <br />listed under Area One, expressed his concern but indicated no objection <br />when he learned staff was recommending the property retain its existing <br />zoning. <br />There being no further comments, the Public Hearing was closed. <br />Resolution 1455 was made recommending to the City Council that Areas <br />One through Four retain their existing zoning, with Areas Five and Six <br />continued to December 8 and November 10, respectively. <br />Roll Call Vote <br />Resolution: Commissioner Doherty <br />Seconded: Commissioner Shepherd <br />Ayes: Commissioners Doherty, Jamieson, Shepherd, and Chairman Butler <br />Noes: None <br />Absent: Commissioner Wood <br />Abstain: None <br />-4- <br />
