Application to rezone a 10-acre site located between Hopyard Road and <br />Val],ey Avenue behind the Alpha Beta Shopping Center and including both <br />sides of the future Northway Road from the RMT1500 and RM-250Q CIIi'gh <br />Density Multiple Residential} Districts to the PUD (Manned Unit Development <br />High Density Residential} District. Morrison Homes is further seeking <br />approval of a development plan for the site which would contain 39 duplex <br />structures, one and two story, which could be sold as 78 individual units. <br />The density would be about 7.4 units per acre. <br />The Public Hearing was opened on PUD-77-8. Mr. Frost presented colored <br />renderings of floor plans and site plans and elevations, He indicated that <br />this development is an attempt to present some alternate types of housing <br />in the City. <br />He then discussed some of the conditions and questions he had regarding <br />them. Basically, these were requirements imposed by the Engineering Division. <br />Mr. Frost then stated that he hoped to market these homes in the "low <br />sixties." <br />For the record, Mr. Levine requested that Mr. Frost accept Condition #2 <br />requiring phasing of the development as they pertain to occupancy, since <br />the City has a judgment by Morrison Homes to provide sewer capacity on <br />demand. Mr. Frost replied that the condition is acceptable to Morrison <br />Homes. <br />Regarding the park, Mr. Frost indicated it will be done under the initial <br />construction phase. <br />The Public Hearing was closed. <br />Chairman Butler expressed positive feelings regarding the type of develop- <br />ment, calling it innovative. Commissioner Shepherd concurred especially <br />regarding the purported price range. <br />Resolution No. 1586 was entered and adopted recommending to Council approval <br />of PUD-77-8 subject to all conditions in the staff report, and requirements <br />listed in the Engineering Division's memorandum. <br />Roll Call Vote <br />Resolution: Doherty <br />Seconded: Shepherd <br />Ayes: Doherty, Jamieson, <br />Noes: None <br />Absent: None <br />Abstain: None <br />Shepherd, Wood, Chairman Butler <br />UP-77-17, United Presbyterian Community Church - application for a condi- <br />tional use permit to allow the construction and use of church facilities <br />at 4300 Mirador Drive.
