Mr. John Corley, attorney, was present to represent the applicant. He <br />commented that the property's best use would be industrial and that it <br />would serve as a good buffer for the institutional zoning across the <br />railroad tracks. <br />Mr. Alan Grossman, 3405 Bordeaux Place, stepped forward to speak for the <br />adjacent owners, Drs. Schlies and Clemetson. He stated that rezoning the <br />property at this time would be premature in the absence of sewer connections. <br />He requested that the Commissioners look to orderly, logical development <br />of that land. He stated that no one had contacted his clients, to date, <br />to discuss any kind of overall development plan, or purchase of their land. <br />Mr. Grossman requested that the application be continued to allow time <br />for the property owners to work out a comprehensive development plan. <br />Commissioner Doherty asked Mr. Corley how he felt about a continuance <br />for such a purpose. Mr. Corley indicated he would hope for a vote that <br />evening. This would not preclude them from continuing to work with <br />Dr S. Schlies and Clemetson on an overall plan. He did not feel the absence <br />of an overall plan warranted withholding of zoning for the property. He <br />felt that the city's conditional use permit process would serve as the <br />needed control. <br />The Public Hearing was closed. <br />The Commissioners concurred that an overall plan should be worked out, if <br />possible. <br />A motion was entered and adopted continuing this application to February 8, <br />1978, to allow the property owners the opportunity to discuss feasibility <br />of presenting an overall plan. <br />Roll Call Vote <br />Motion: Doherty <br />Seconded: Butler <br />Ayes: Doherty, Jamieson, Shepherd, Wood, Butler <br />Noes: None <br />Absent: None <br />Abstain: None <br />RZ-77-21, City Council <br />Review of negative declaration to rezone an approximately 60-acre parcel of <br />land located between Crellin Road and the City Limit line at the end of <br />Arbor Drive from the R-1-6500 and R-1-20,000 (Single Family Residential) <br />Districts to the HPD (Hillside Planned Development) District, or any other <br />zoning district that the City finds to be appropriate. <br />Application to rezone said 60-acre parcel of land described in the negative <br />declaration for this case. <br />Secretary Harris explained that the submission of an 82-lot preliminary <br />subdivision map prompted City Council initiation of this zoning review. <br />Staff analyzed this property in light of the HPD Ordinance, which would <br />yield 12 units. Staff is not prepared to say that there should not be <br />more than 12 units on the property at this time. If the property is <br />zoned HPD, it would mean that approximately 55 acres would have to be <br />-8 -- <br />
