Resolution No. 1634 was entered and adopted recommending to the City Council <br />approval of Z-78-46, subject to the conditions in the April 12 staff report, <br />with modifications to Condition No. 5 to require wood trim covered by stucco <br />to provide definition on the south side of Building B and the north and <br />south sides of Building A. <br />Roll Call Vote <br />Resolution: Shepherd <br />Seconded: Jamieson <br />Ayes: Doherty, Jamieson, <br />Noes: None <br />Absent: None <br />Abstain: None <br />Shepherd, Butler <br />MATTERS FOR COMMISSION'S REVIEW <br />Review of request from Mission Park Homeowners Association to conduct a <br />study to rezone certain lands within Mission Park. <br />Secretary Harris explained that in March of this year, City Council had re- <br />quested a study of the 106-unit apartment site on the south side of Junipero <br />Street and the R-1-6500 zoned property immediately west of that site. They <br />had asked that that study be made to them within 90 days. <br />Staff had looked at the area exhaustively during the General Plan revision <br />in 1976. They had concerns over two areas - the industrial area on both <br />sides of the east-west portion of Sonoma Drive and the R-1-6500 zoned pro- <br />perty lying immediately west of the RM-1500 land to be developed by The <br />Housing Group. Another property looked at was the "Hill" area and that was <br />modified to show the higher portion to be medium density and balance in open <br />space. The staff did not feel additional study is needed except for the <br />106-unit apartment site to be developed by The Housing Group and the single <br />family zoned land immediately to the west of it. Staff recommends that no <br />additional study be conducted. <br />Bob Grove,5555 San Jose Drive, President of the Mission Park Homeowners <br />Association, spoke for the request. He appreciated staff's point of view, <br />but the consensus of feeling among the residents there was too high density, <br />but in a spirit of cooperation, they would be willing to go along with study <br />of those areas requested by City Council. They did wish to have the RM-1500 <br />parcel on the south side of Sonoma Drive studied, plus the RM-25 (PUD) on <br />the north and south sides of Junipero Street west of Sonoma Drive. <br />Mr. Grove then asked that the homeowners be allowed to csork with City staff <br />on this project. Secretary Harris indicated that the study had begun, that <br />some surveying of uses had been done. He indicated a willingness to work <br />with the Mission Park Homeowners Association, but requested that they des- <br />ignate certain members only to speak for them. Mr. Grove indicated that it <br />would be very difficult for them to meet during the day.
