Secretary Harris indicated the application was for a shopping center, and <br />that staff recommended approval subject to certain Condit ons. The environ- <br />mental assessment, conditional use permit and design review approval are <br />three matters to be considered. <br />Secretary Harris indicated that the staff is recommending that the proposed <br />shopping center receive a negative declaration. Background on this appli- <br />cation was provided by Mr. Harris. <br />Richard Gotze, architect for Tam Investment Co., Inc., indicated that Secre- <br />tary Harris covered the factual points. He noted that the center will com- <br />plement the shopping center across the street, not work against it. Traffic <br />would be equal distance from both stores. Traffic report suggests less <br />traffic with a small specialty shop as proposed. Mr. Gotze talked about <br />site boundaries, and, also about the parking for C-C and O zoning. <br />Commissioner Wilson asked if it is normal that a fire truck cannot get to <br />rear of building. <br />Secretary Harris explained that buildings were short enough in depth that <br />hoses going through the building could reach the rear. <br />Commissioner Getty asked about how many stores are planned and what would <br />be placed on the second story of the two-story buildings. <br />Chairman Jamieson asked about the parking situation, questioned traffic <br />circulation and access to the property. <br />Don Sooby explained there would be two median brakes, one now existing and <br />a new one. One entrance near Valley Bank would need to be marked "KEEP <br />CLEAR" as the bank is one of the only banks opened on Saturday and the <br />traffic waiting to go there is usually lined up on Valley Avenue. <br />Dale Moharney, 2820 Longspur Way, indicated that he understood the parking <br />lot on the site was rejected by Council. <br />Mr. Harris responded noting that the City Council approved a development <br />very similar to the present proposal. <br />Joe Zuffa, 2730 Longspur Way, asked about the fencing. He wanted to know <br />where the fencing would be and how high it would be. He wanted to know <br />what they would do about the curve of driveway on curve of Valley Avenue. <br />He also wanted to know what Tam Investment Co., Inc. is going to do about <br />the lot between the proposed shopping center and the backyards of those <br />of those people on Longspur Way (the P-Zone). He also asked what type of <br />restaurant it would be. <br />Arnold Link, Tam Investment Co., Walnut Creek, explained it depends on who <br />buys the space; there could be two restaurants. Food to go, a delicatessen; <br />a dinner house was what he would think would be there. Fast food would <br />have to have a separate condition. <br />Margo Ackerman, 2539 Skimmer Court, asked if a study has been made on how <br />many specialty shops in Pleasanton. Ms. Ackerman also asked if there was <br />some control of the growth of businesses. Has any decision been given to <br />what type of stores will be put in there? <br />-2- <br />
