The Commission complimented the landscape architect, who was present in <br />the audience and did not speak, on his fine site plans. <br />Frank Bellows, 1104 Ivy Court, El Cerrito, architect for the townhouses, <br />spoke regarding the lighting and Condition No. 7. <br />Ben Choate, 2147 Judah Street, San Francisco, traffic engineer associated <br />with Don Goodrich, was present and answered traffic questions. He estimated <br />traffic at the intersection of Pico and Tawny at Phase I would double <br />during the peak hours of 4-6 P.M., but would not make traffic less tolerable. <br />Mr. Campbell said he had read the traffic report and sees no reason to <br />quarrel with it. <br />Joseph Madden, residing at 3851 Vineyard Avenue, said he was speaking both <br />for and against the application, and indicated that Vineyard Avenue is a <br />funnel and that First and Vineyard is where the traffic problem would be <br />located, rather than on Tawny, in his opinion. <br />Mr. Choate, in response to traffic questions from Mr. Campbell, Secretary <br />Harris and Commissioners said that one-quarter of trips (150 during peak <br />hour) will impact (add to) First and Vineyard. He estimated Phase I total <br />of 490 trips (4-6 P.M.), and Phase I & II would generate 800 trips at peak <br />hour (4-6 P.M.), however, he stated half would be local not affecting <br />First and Vineyard. He added that townhouses generate 6-10 trips per day <br />during a 24 hour period. <br />Ron Giddens, 568 Tawny Drive, addressed the Commission regarding the widen- <br />ing of Tawny increasing traffic, and the wisdom of a shopping center at that <br />location. Mr. Campbell responded that it would not widen Tawny by Mr. <br />Gidden's property.
