Zoning <br />for the property is C-N (Neighborhood Commercial) District. <br />Application for a conditional use permit to allow the construction and <br />operation of a food market in the shopping center proposed to be con- <br />structed on the 7.8 acre site located at the southeast corner of the <br />intersection of West Las Positas Boulevard and Santa Rita Road. Zoning <br />for the property is C-N (Neighborhood Commercial) District. A negative <br />declaration of environmental impact was also considered. <br />Mr. Harris explained the staff reports and indicated there were three <br />items to be considered; the negative declaration, use permit for the <br />grocery store and design review. <br />Commissioner Geppert addressed the access of Police and Fire Departments <br />to the back of the building. Mr. Harris stated the two departments <br />had no objection to the proposal. <br />Commissioner Getty then stated traffic would only go right onto Santa <br />Rita Road and was concerned with potential traffic problems. Mr. <br />Harris explained the building would be further set back precluding any <br />particular problems. <br />The Public Hearing was opened. <br />Glenn Moore, Van Bokkelen-Cole the applicant, spoke stating he had <br />attempted to meet with the people in the area to resolve any problems. <br />He stated they will put new trees in where necessary and it is their <br />intent to put in a quality shopping center to serve the community. <br />Commissioner Wilson addressed Mr. Moore inquiring as to who the tenants <br />would be. Mr. Moore said they have letters of intent but no firm <br />commitments at this time. He further stated they plan to commence <br />construction just as soon as all of the paperwork issues are cleared <br />up. Mr. Wilson asked if Mr. Moore had any objections to the addition <br />of additional conditions to those already proposed by staff and Mr. Moore <br />stated he did not. Mr. Moore then presented a rendering concerning the <br />total overall appearance of the store. <br />Mr. Harris then explained Condition #2 of the staff report dated <br />November 8, 1978 for UP-78-26. Mr. Moore stated he had no problem <br />with this but it might become a problem for the tenants. He stated <br />he was sure this could all be worked out to everyone's satisfaction. <br />-4- <br />
