Planning Commission <br />May 9, 1979 <br />Page 3 <br />Commissioner Geppert said he would like to see topographic, grading and landscaping <br />maps along with an erosion control plan in addition to seeing what the houses would <br />look like. He stated he is not sure an EIR needs to be done but that the Planning <br />Commission needs more information concerning this project. City Attorney, Harvey <br />Levine, stated action must be taken on the negative declaration before any project <br />approval recommendation could be made. Commissioner Wilson stated the developers <br />should prepare the lacking documents. Mr. Myers stated in response to Commissioner <br />Wilson that there was an EIR done on 13 acres and that if the City didn't have a <br />copy, he would see that they get one for their use on this project. Commissioner <br />Geppert indicated since the Commission didn't have all of the documents necessary, <br />he couldn't make a determination on the negative declaration. Mr. Harris stated <br />another way to go would be ask the developer if he would be willing to continue this <br />matter until further information is prepared and based upon receipt of that information <br />the Commission could then determine what environmental impacts there would be. The <br />representative for Centex stated they would agree to a continuance and they could <br />provide additional environmental data by June 13, 1979. Mr. Douglass, stated he <br />could prepare anything the Commission needed but would need to know what size lots <br />they want considered and asked for guidance in preparing required information. <br />Commissioner Wilson spoke to larger lots with a reduction of cut and fill. He stated <br />if this were done he wouldn't have any objections. Dr. Trent Pridemore told <br />Bob Douglass they had no problem with density but are looking for a more innovative <br />approach to the development and are concerned with aesthetics and how the project <br />would be developed. This case was continued to June 13, 1979. <br />RZ-79-6, Castlewood Enterprises <br />Application of Castlewood Enterprises to rezone a 1.56 acre site located on the east <br />side of Sunol Blvd. immediately southerly of Junipero St. from "S" (Study) District <br />to the "0" (Office) District. The Planning Commission may rezone the property as <br />requested or to any other designation consistent with the General Plan. <br />As there was a conflict of interest on behalf of Commissioner DeWitt Wilson relating <br />to this project, he stepped down from the board of Commissioners. <br />Mr. Harris explained the staff report and their recommendation of approval. There <br />were no questions of staff and Chairman Doherty declared the public hearing open. <br />Larry Bartelson, MacKay & Somps, spoke on behalf of the applicant stating he concurs <br />with the staff report. <br />The public hearing was closed. <br />Commissioner Geppert made a motion to recommend approval of RZ-79-6 as described in <br />the staff report of May 9, 1979.
