Planning Commission <br />June 13, 1979 <br />gage 7 <br />Commissioner Geppert addressed RAP approval for this project and Mr. Fairfield confirmed <br />they have approval for 31 units and they will apply for the balance in November. <br />The public hearing was closed. <br />Commissioner Geppert made a motion, seconded by Commissioner Getty that the negative <br />declaration as prepared for this project be approved. <br />ROLL CALL VOTE <br />Ayes: Commissioners Geppert, Getty, Jamieson and Chairman Doherty <br />Noes: None <br />Abstain: Commissioner Wilson <br />Resolution No. 1755 was then entered and adopted recommending approval of the negative <br />declaration for PUD-79-04. <br />Commissioner Geppert made a motion, seconded by Commissioner Getty that this project be <br />recommended for approval per staff report of June 13, 1979 with changes in conditions <br />~~6, ~~11 and ~~19. <br />ROLL CALL VOTE <br />Ayes: Commissioners Geppert, Getty, Jamieson and Chairman Doherty <br />Noes: None <br />Abstain: Commissioner Wilson <br />Resolution No. 1756 was then entered recommending approval of PUD-79-04. <br />GP-79-9, Ponderosa Homes <br />Application of Ponderosa Homes for an amendment to the Land Use Element of the General <br />Plan which would comprehensively change the land use designation on a 240 acre site <br />located between I-680'and Hopyard Road north and west of the existing development along <br />Hansen Drive and Via Quito. The changes would remove the planned school sites and <br />rearrange the proposed locations of the parks, high density residential and medium <br />density residential development on the site. The Planning Commission may recommend <br />approval of the requested change or recommend any other change in land use designation. <br />A negative declaration of environmental impacts will also be considered. <br />Mr. Harris explained the Staff Report. He stated that the City Council's policy <br />has been to improve parks the City already has as opposed to acquiring new lands for <br />parks. <br />Commissioner Wilson addressed the ROD ordinance as he believed it to apply to this <br />proposal. Mr. Harris stated the ROD is no longer in effect and was improperly done in <br />the first place. Mr. Harris stated there was a tentative map filed on the entire property <br />some years ago but it lapsed. <br />The public hearing was opened. <br />Mr. Angrisani, addressed the Commission and stated his estimate of the amount of units <br />proposed is approximately 900 but that this figure is just an estimate. He stated he <br />has no questions concerning the staff report. <br />Commissioner Geppert had traffic concerns and addressed the completion of Valley Avenue. <br />He asked the developer if they would complete that firs and Mr. Angrisani answered they <br />would. <br />
