McManus to rezone a 5 acre parcel of land located immediately westerly <br />of the terminus of Sutter Gate Avenue and southerly of the Arroyo Mocho Canal from the <br />"A" (Agricultural) District to the R-1-7500 (Single-Family Residential) District or to <br />any other zoning district consistent with the General Plan. <br />Mr. Harris explained the staff report. <br />The public hearing was opened. <br />Mr. Peter Turner, attorney for the applicant spoke, stating they agree with the staff report. <br />He stated Mr. Harvey Kameny of Crocker Homes would answer any design questions. <br />Harvey Kameny addressed the concerns of fire access as presented by Commissioner Geppert. <br />The public hearing was closed. <br />A motion was made by Commissioner Wilson, seconded by Commissioner Geppert that project <br />RZ-79-11 be recommended for approval as recommended by the staff report of June 13, 1979. <br />ROLL CALL VOTE <br />Ayes: Commissioner Geppert, Getty, Jamieson, Wilson and Chairman Doherty <br />Noes: None <br />Resolution No. 1754 was then entered and adopted recommending approval of RZ-79-11. <br />PUD-79-04, DeWitt Wilson <br />Application of DeWitt Wilson to rezone a 4.9 acre site located along the south side of <br />Junipero Street between Sunol Blvd. and Sonoma Drive from the RM-4000 (Multiple-Residential) <br />and "S" (Study) District of the PUD (Planned Unit Development District and for approval <br />of a development plan for a 40-unit garden court-type single family residential complex <br />on the site. The Planning Commission may recommend approval of the proposal as requested <br />or recommend rezoning the property to any other zoning district consistent with the General <br />Plan. A negative declaration of environmental impacts will also be considered. <br />Commissioner Wilson stepped down from the Commission since this is his project. <br />Mr. Harris explained the staff report and staff's recommendation of approval. <br />Commissioner Geppert addressed two-story structure on Lot ~~32. Mr. Harris explained it <br />was for variety. <br />The public hearing was opened. <br />Ted Fairfield spoke for the applicant. He addressed access by the Fire Department and <br />the fact that they haven't been able to get response from that Department as yet. He <br />stated they agree with the request for a masonary wall but would like to have it 7' <br />as opposed to 8'; and questioned condition ~~11. He stated they would reluctantly go <br />along with a 42' street but it would have to come out of lots and they didn't want to do <br />that. He stated he agreed with condition ~~19 as presented verbally by R. J. Harris during <br />his meeting, i.e., that the developer submit to the City a complete and detailed landscape <br />plan for all areas to be landscaped by the developer including automatic irrigation systems <br />and for all commonly owned areas, and that this plan be submitted to the City for review <br />and approval prior to the issuance of building permits. <br />Jack Bras, AIA, for the proponent spoke addressing the size of the one and two-story structures <br />and that the two-story structures are a loft and not typical two story. <br /> <br />
