Judd Hull, 1441 Greenwoo~~ ;geo-technical consultant) ~or this project spoke
at the request of the Com~«ission. He stated he feels confident with the
project.. He addressed the types of soils found as a result of borings and
addressed the R-value of them. He stated the higher the R-value the better
the material. He stated his recommendations will be put down in an indepth
report. He explained that he wanted to surcharge certain of the area to
stabilize the ground. He stated the possibility of a leaking pond bothered
him but otherwise is a pretty good project.
Mr. Hull stated that if a pond were put in, he would want it lined in addition
to guniting to prevent a leak.
Commissioner Leppert then asked further questions concerning the installation
of a pond. Mr. Hull stated that if a leak occurred and the ground gets wet,
it loses its shear strength, and could start effecting foundations and cause
differential settlements and that if installed it needs a liner that wouldn't
leak.
Commissioner Doherty then asked if there was going to be an architectural
review committee for the park. Mr. Van De Roovaart explained there is going
to be one. Lars Jotten, 1265 Kolln Street, spoke supporting the business
park. He requested the following considerations be made by the Commission:
1. Requested hours of operation for future tenants be limited
to one-day shift per day.
2. Landscape the eastern property line adjacent to Kolln Street
prior to occupancy of future tenants. This would help reduce
the noise to which they are now subject.
3. Height restriction for those buildings other than those near
the Kolln Street residences to be no higher than 30 feet.
4. Asked how drainage would be handled in the bermed area
adjacent to Kolln.
Mr. O'Hearn explained the drainage situation and that it
He stated landscaping the 30' easement which is actually
vidual lot is not a good. idea. He further had concerns with who would maintain an un-
planted berm and addressed erosion concerns.
John Van De Roovaart stated they desired to commence construction around
the first part of April, 1980.
Larry Osborne, realtor for the project spoke stating there is interest in
15-20 lots already.
Commissioner Getty expressed concerns regarding possible vacancies for five
years with plain dirt. She stated she would at least like to see ground cover.
Mr. Van De Roovaart stated reasons why this isn't a good idea.
-8-
