ROLL CALL VOTE <br />Ayes: Commissioners <br />Noes: None <br />Absent: Commissioner <br />Abstain: None <br />Getty, Jamieson, 69ilson and Chairperson Doherty <br />Leppert <br />Resolution No. 1861 was then entered and adopted approving tentative <br />map for Tract 4432 as submitted subject to the conditions of the staff <br />report with changes in conditions #4, #8, #9 and #25. <br />Tract 4551, Crocker Homes (McManus Property) <br />Application of Crocker Homes for tentative map approval for a residential <br />subdivision of the 66 acre site located on the east side of Hopyard Road <br />between the Youth Sports Park and the Arroyo Mocho. The property is <br />zoned R-1-7500 (Single-Family Residential) District. <br />Mr. Harris explained the staff report. He stated he would like condition <br />#1 of the Engineering Services report modified to include "K" Circle <br />be added and that condition #12 read as follows: <br />That complete landscape plans be submitted by the developer as part of <br />the improvement plan. That these plans provide for the landscaping and <br />automatic irrigation of the following areas: Parcel A, Parcel B; "A" <br />Drive median; and planter strip between "A" Drive and the bike/ped <br />path; Parcel C and the buffer strip between "A" Drive and the 24 ft. <br />park access road. The cost of landscaping all of these areas shall be <br />borne by the developer. Maintenance of Parcels A and B shall be deter- <br />mined prior to final map approval. Maintenance of Parcel C and the buffer <br />strip between "A" Drive and the 24 ft. Park Access Road, "A" Drive <br />median and the planting strip between "A" Drive and the bike/ped path <br />shall be done by the City. "B" Drive planter strips will be landscaped <br />and maintained by the abutting property owners. <br />He further stated condition #13 should be deleted and condition #16 to <br />read as follows: <br />That the typical 92 ft. street cross-sections be revised to show 9 ft. <br />from the property line to median curb and 27 ft. from curb to curb, and <br />that the sidewalk on the north side be deleted and a combined bike/ped <br />path be constructed by the developer on the south side of "A" Drive <br />from Hopyard Road to parking lot "A". The precise location of the bike/ped <br />path and materials to be used in its' construction shall be determined <br />prior to final map approval. <br />Mr. Harris explained the reasons for the above request. <br />The public hearing was opened. <br />Harvey Kameny, Crocker Homes, stated he concurred with the staff con- <br />ditions and changes and that he has been working closely with the staff <br />concerning these matters. He said they intend to have final plans <br />ready September 1980. He stated their development will not interfere <br />with the Little League season. <br />-13- <br />
