Jack Hartung of Ponderosa Homes addressed the Commission. He stated <br />there were no problems with the staff report with two exceptions; <br />Planning Division staff report condition #2 relating to Packard Drive <br />and would like the following added to Engineering Services condition <br />#25 "or as otherwise approved by the City Engineer." <br />Mr. Hartung stated that condition #2 is not necessary because of the <br />number of units being built and that this section of street would be <br />built in the third phase. <br />Chairperson Doherty asked Walt Schaumburg of Engineering Services to <br />respond. Mr. Schaumburg stated that with things being as they are <br />'temporary' conditions seem to take on a permanent turn and the City, <br />therefore, would like to see Packard Drive extended. However, he stated <br />he had no problems in granting the applicant his request for the addition <br />to condition #25. <br />Ted Fairfield, Civil Engineer, representing the property owners Hansen/Mix <br />stated he and Bill Gale are in the audience to represent the property <br />owners. He stated the property owners has no problems with the map <br />itself but addressed concerns with condition #8 of the Engineering <br />Services report and requested that they would like the condition to <br />read "That Ponderosa Homes" (not the developer) acknowledge his obligation.. <br />... He stated the property owner does not want default of this item to <br />put a cloud on the balance of the property. <br />Mr. Harris stated the staff has no problem with this request. <br />The public hearing was closed. <br />Commissioner Wilson asked Mr. Harris to explain the extension of <br />Packard Drive to Via de la Cruz. Mr. Harris stated this is a request <br />of both the Police and Fire Departments in that they don't like long <br />cul-de-sacs. He further stated this is being shown in another phase. <br />A motion was made by Commissioner Jamieson, seconded by Commissioner <br />Wilson that the negative declaration for this project be approved as <br />the project will have no significant adverse environmental impacts. <br />ROLL CALL VOTE <br />Ayes: Commissioners Getty, Jamieson, Wilson and Chairperson Doherty <br />Noes: None <br />Absent: Commissioner Leppert <br />Abstain: None <br />Resolution No. 1860 was then entered and adopted approving the Negative <br />Declaration for Tract 4432. <br />A motion was then made by Commissioner Getty, seconded by Commissioner <br />Jamieson that the tentative map for Tract 4432 be approved subject to <br />the staff conditions making the changes in conditions #4, #8, #9 and #25 <br />of the Engineering Services report as stated previously. <br />-12- <br />
