Mr. Harris again stated the conditions simply address the fact <br />that approval of this project does not guarantee sewer capacity. <br />The public hearing was closed. <br />A motion was made by Commissioner Getty, seconded by Commissioner <br />Jamieson that the tentative map for Tract 4263 be approved subject to <br />the conditions of the staff report. <br />ROLL CALL VOTE <br />Ayes: <br />Noes: <br />Absent: <br />Abstain: <br />Commissioner Getty, <br />None <br />Commissioner Leppert <br />Commissioner Wilson <br />Jamieson and Chairperson Doherty <br />Resolution No. 1858 was then entered and adopted approving the <br />tentative map for Tract 4263 as proposed subject to the conditions of <br />the staff report. <br />A motion was then made by Commissioner Getty, seconded by Commissioner <br />Jamieson that the 31-lot portion of Tract 4263, previously approved <br />be recommended for a one year extension to enable the developer to apply <br />for one final map approval for this tract. <br />ROLL CALL VOTE <br />Ayes: Commissioners Getty, Jamieson and Chairperson Doherty <br />Noes: None <br />Absent: Commissioner Geppert <br />Abstain: Commissioner Wilson <br />Resolution No. 1859 was then entered and adopted recommending to the <br />City Council that approval of the 31-lot portion of Tract 4263 be <br />extended one year. <br />Tract 4432, Ponderosa Homes <br />Application of Ponderosa Homes for tentative map approval for a 140 lot <br />residential subdivision of the 57 acre site located on the west side <br />of Hopyard Road, between Valley Avenue and Hansen Drive. The property <br />is zoned R-1-6500 (Single-Family Residential) District. A negative <br />declaration of environmental impacts was also considered. <br />Mr. Harris explained the staff report and the four phases of development, <br />one of which includes 5 model homes. He stated two of the conditions <br />should be modified as follows: <br />Condition #4 That Via de la Cruz be increased 5 ft. to 50 ft. <br />to match the existing street; <br />Condition #9 That "non-access" rights be dedicated on the final <br />map for Lots 8, 9, 24, 25, 39 and 40-44 along the <br />Hopyard Road frontage and Lots 1-7 and 124-140 along <br />the Valley Avenue frontage. <br />The public hearing was opened. <br />-11- <br />
