Mr. Harris explained the staff report and recommendation of approval. <br />The public hearing was opened. <br />James Price, the developer spoke explaining the aesthetics of the <br />development and that they carefully took into consideration concerns <br />of the neighborhood. <br />Chairperson Wilson stated he would have preferred a greator setback. <br />Mr. Price stated that the neighbors have been given a reduced sample <br />of the plan for their perusal. He stated that his architect, John <br />Thatch, was present to answer any questions. He further stated he <br />would like to have the option of removing the solar panels as illus- <br />trated at a later date. He stated he would like to study the matter <br />further. <br />Commissioner Lindsey asked what the estimated sales price would be. <br />Mr. Price stated probably around $130,000 for the smaller units. <br />Chairperson Wilson stated this is a first-class project. <br />Commissioner Getty stated this was a good plan and Mr. Price addressed <br />all of the concerns of the citizens about the design of this property <br />last year. <br />Mr. Price asked for clarification of condition #7 regarding sewer. <br />Chairperson Wilson explained this is a standard condition and will not <br />take away any prior rights concerning sewerage on this property. <br />The public hearing was opened. <br />Jim McGee, Ridgevale Way, spoke asking for assurance that the trees <br />bordering the back of his lot will not he removed. <br />Chairperson Wilson stated the existing trees will remain on the property. <br />Mr. Harris stated Mr. Price would not take these out but the units would <br />be sold individually and no guarantees mould be made at this time by <br />future owners. <br />Mr. Price said it is their intention to clean up the area .removing <br />brush, etc. and leave the remaining trees. Fie stated that dead trees <br />would be removed. Mr. McGee stated the development looks good to him. <br />Chairperson Wilson stated this project has 2.5 parking spaces per unit <br />which is a large amount of parking. <br />Dick Parr, 1879 Halcyon Way spoke stating the density appears to be <br />severe, doesn't like the solar panels on the backs of the units and <br />would have liked the developer to give more roorm between Halcyon and <br />the units. He said it has the appearance of a fort along Black Avenue, <br />Harvest and Crestline similar to the Harris building off of I-580.
