The public hearing was closed.
Item 4: Mr. Harris stated that Items 4, 5 and 6 are all in the Del
Prado area and should probably be considered at one time. He further
stated these changes are similar to the changes proposed by Ponderosa
Homes. He stated Item 4 eliminates two school sites, 6-8 and K-5 and
that the school district has no interest in developing the sites and
the property belongs to Mr. Hansen but is reserved for schools. The
property would now revert back to the property owner and the Land Use
Committee recommendation is that they be changed to medium density.
Item 5 is to change 10 acres from medium to high density and that
last year a general plan amendment was initiated but never concluded
because an alternate multiple site would have to be found. The Com-
mittee recommends it be moved from south of Hansen to an area on
Valley Avenue as this area would better suit high density residential
(maximum 15 DU/acre) and that it would all then be on Valley Avenue
between Hansen and the park property. He stated this would not be a
difference in quantity and would only adjust high density land in
the Del Prado area.
The public hearing was opened on Items 4, 5 and 6.
Richard Streigle, PRC Toups, Civil Engineers for Ponderosa, spoke
stating they have no problems with the recommendations of the report.
The public hearing was closed.
Item 7: Mr. Harris stated here again the property is a K-5 school
site in which the school district has no interest and the property
reverts back to the property owner and the proposal is for medium
density residential.
The public hearing was opened.
Larry Bartelson, MacKay and Somps spoke representing Mr. Lin (owner
of the property). He stated his client concurs with this recommendation.
The public hearing was closed.
Item 8 and 9: Mr. Harris stated this involves a school site on Sycamore
and 9 deals with the adjacent lands, most of which are in the County
but which the City plans for future annexation.
The public hearing was opened.
Larry Pignataro, 720 Sycamore, owner of a
on the school site (Item 8), stated they
medium density or 4-5 dwelling units per
to remain status quo. He further said he
recommendation was being made.
10 acre property siding
would like to see the land
acre and wanted the property
did not understand why this
-8-
.w _. __ _ _.. ___._.,_,_ .._ . ,_ _ . _ _ _..~.._ ~. _., _..__ . __ _ _. _ __ ~ T. _._
_ _.. _
