Gordon Gaines, Gatetree Circle stated that in 1970 the property was <br />low density, 1971 it went to public and now there is a proposal for <br />high density. He stated he would be disappointed if it were to become <br />high density residential. <br />Chairperson Wilson asked how many houses backed up to the proposed <br />property. Mr. Gaines stated roughly there were six. <br />Nick Pateman, Gatetree Circle, who lives a couple of doors down from <br />Mr. Gaines, stated he would also be disappointed if this property <br />should go to high density and further stated there are multiples across <br />the street. He feels single-family density would be fine. <br />Bob Abreu, Del Valle Parkway addressed concerns with the future over- <br />crossing/under-crossing proposed and the amount of traffic generated <br />by this. He stated he would prefer single-family but did not want <br />high density and that it is premature to make a change now. He <br />suggested that the Planning Commission wait for an option-buyer to <br />come in and make a firm proposal for review before a change. <br />The public hearing was closed. <br />Chairperson Wilson asked if the church owned the property on the other <br />side of Del Valle Parkway. Mr. Harris stated he relieved it was and <br />then it was sold to Datwyler. <br />Commissioner Lindsey asked if single-family would be possible. Mr. Harris <br />stated it would be if the Commissioners recommended medium density <br />residential. <br />Commissioner Getty stated she would like the matter to wait for a <br />definite proposal on the property. <br />Commissioner Doherty empathized with the Gatetree and Del Valle <br />Parkway residents and that eight single-family units might blend in <br />better but would like to hear what the applicant has to say concerning <br />medium density. <br />Bill Hirst stated that the rough layout presented is exactly that and <br />not a precise proposal and that the church feels it cannot work <br />economically with a single-family development. <br />Chairperson Wilson stated that 2-1/2 acres single-family development <br />would be pretty good and doesn't understand why they are pushing for <br />high density. <br />Mr. Hirst stated that the Datwyler proceeds were used to pay off <br />the bulk of the money owed on the parcel and that nonetheless they <br />still can't support construction loans without some financial <br />assistance; and although the condo layout (shown) is high density, <br />the density would be of 'duplex-type 10 DU/ac.' He stated the pro- <br />posal is above single-family but not strictly high density. <br />-5- <br />_. __ <br />
