UP-80-22, Crocker Homes <br />Application of Crocker Homes, Inc. for a conditional use permit for <br />a model home complex and sales office for their approved residential <br />subdivision for the 66 acre site located on the east side of Hopyard <br />Road between the Youth Sports Park and the Arroyo Mocho. The property <br />is zoned R-1-7500 (Single-Family Residential) District. <br />Mr. Warnick stated that if approved he would like to add two conditions <br />as follows: <br />"That all public improvements required on the Hopyard Road <br />entrance to Arthur Drive, Arthur Drive from Hopyard to <br />Morgan Court intersection, and Morgan Court shall be <br />completed to the satisfaction of the City Engineer prior <br />to opening the models for use; and <br />All required work to return the model home complex to <br />individual lot use shall be completed prior to final <br />sale and occupancy of the units. This will include <br />finished grading for lot drainage if required." <br />Commissioner Lindsey stated that the area where the sports park is, <br />is hazardous now and that with the models they would be taking a <br />left-turn onto Hopyard. He asked if signals are planned. <br />Commissioner Getty asked if Parkside Drive will be completed with <br />the opening of the models. Mr. Warnick stated that it is not a <br />requirement. <br />The public hearing was opened. <br />Harvey Kameny, 2426 Crestline (the applicant), addressed the Com- <br />mission. He stated the signals will be constructed with the <br />completion of Parkside and that it will happen at the same time. <br />He stated that when driving southbound on Hopyard you make a left- <br />turn and you would only make a right-turn going northbound. He <br />stated his company wants everything done at once but he could not <br />guarantee the signals will be put in before the models. <br />Mr. Warnick stated that signals won't give access to the models. <br />Commissioner Lindsey asked if Arthur Drive will be open to Hopyard. <br />Mr. Kameny stated it would and that you can only turn right. <br />Mr. Kameny stated his only problem with the staff report is the <br />time limit of one year and asked the Commission to extend this <br />period. He stated he would like it automatically renewable. <br />Commissioner Jamieson stated that this seems like a reasonable <br />request. <br />-11- <br />
