Chairperson Wilson asked Mr. Martin to point out his property on the <br />map and Mr. Martin did so. He stated that the Sphere of Influence <br />is only 80~ of the land so it would only be approximately 32 acres. <br />Commissioner Doherty asked who was directly south of the Martin <br />property. Mr. Harris stated he didn't know but Mr. Martin stated <br />he believed it is property owned by Mutual Lands. <br />Bill Gale, 62 W. Neal Street, attorney for Mr. Nevis, owner of a 15 <br />acre parcel on Vineyard immediately east of the nursery spoke. Mr. <br />Gale explained the zoning of the area. He stated he urged the Planning <br />Commission to recommend 2-1/2 acre lots or to make no recommendation <br />at all. Mr. Gale explained that the properties are borken up into <br />a variety of acreage; one acre, two acres, 2-1/2 acres, 10 acres. He <br />stated he has a letter signed by City Council that the City of <br />Pleasanton has no objection to one 2-1/2 and one 7 acre parcel of <br />land. Mr. Gale then read the letter. <br />Clifford Bates, 3153 Vineyard Avenue, spoke. He said his property is <br />500 ft. east of the City limits and asked what the future was for <br />the northern sites. Chairperson Wilson explained that the County <br />wasn't asking for a recommendation on the northern site but just on <br />the southern side based on the fact that the northern property is <br />choice agriculture land. <br />Mr. Harris stated that annexation would have to precede services into <br />the area. <br />Mr. Bates stated that his chicken business isn't profitable anymore. <br />He stated that sewers are only 500 ft.•from his property. <br />Chairperson Wilson stated that this is a County Referral and a report <br />by them, and not the City's report. <br />Commissioner Doherty stated that perhaps the north side should be <br />considered for reasonable affordable housing. He spoke to the land <br />use committee's study regarding the area. <br />The public hearing was closed. <br />Commissioner Jamieson stated that since there are areas developed <br />as low as 1 acre with septic, it seems to him a recommendation of <br />2-1/2 acre parcels should be made rather than 5 acres. <br />Commissioner Doherty said the County asked the City about 90 acres <br />but doesn't believe that precludes the City from making other recom- <br />mendations.
