Commissioner Getty asked what would be built at the location. Mr. <br />Caroline stated it would be his corporate headquarters with the balance <br />of the property being rented out. He stated the building would be <br />6200 sq. ft. total. <br />Chairperson Wilson then asked Mr. Caroline specific questions concerning <br />the Del Valle. Chairperson Wilson stated he supposed Mr. Caroline <br />would then ask the City to waive the requirement of a parcel map. <br />Mr. Caroline stated no this was not his intent. He stated they just <br />do not want to make dedications for the widening of Santa Rita Road, <br />etc. He stated this is not fair nor feasible for Mrs. Perry. Chair- <br />person Wilson stated that if Mr. Caroline purchased the entire pro- <br />perty it wouldn't require a parcel map. Chairperson Wilson then <br />stated whenever anyone subdivides they must make dedications. <br />Commissioner Doherty asked if the greenbelt created to the east of the <br />proposed building would be maintained by the City or by the developer. <br />Mr_ Caroline stated it would be maintained by the owner. <br />Commissioner Jamieson stated he liked the concept but didn't know <br />that much about it. <br />Commissioner Getty stated it would eliminate a tremendous eyesore <br />with regard to the creek. She said that if someone started it the <br />entire area would look better. <br />Chairperson Wilson stated that in order for Caroline to purchase "A" <br />the owner has to file a parcel map and at that time she would be <br />required to dedicate and she isn't going to do it because she would <br />have to give the property away. Chairperson Wilson stated there are <br />a lot of other people in the same situation who don't want to file <br />parcel maps, but are required to do so. He stated that this would <br />give Caroline an advantage over others if allowed. <br />Mr. Harris stated that John Van de Roovaart has taken a position that <br />there be absolutely no dedications when he came to his office. He <br />stated he wasn't told one way or the other whether dedications would <br />be required but was told to go through the normal procedure for filing <br />a parcel map. Mr. Harris stated Mr. Van de Roovaart insisted they <br />did not want to make any dedications whatsoever. Mr. Harris stated <br />that the Del Valle Parkway would have to be looked into. He said that <br />Dr. Young made a 30 ft. dedication. He stated further that Morrison <br />was asked to dedicate the creek to Zone 7 which they did. Mr. Harris <br />reiterated that proper steps would have to be taken; applicant to <br />sit down with staff, present a plan, discuss, and then file a tenta- <br />tive parcel map. The staff decision could be appealed to the Planning <br />Commission. Mr. Harris stated the City would also like the eyesore <br />cleaned up. <br />Commissioner Lindsey stated there is a unique <br />something with this area and recommended that <br />with Mr. Harris and staff regarding this and <br />-2- <br />opportunity here to do <br />Mr. Caroline meet <br />work together. <br /> <br />
