Commissioner Lindsey stated that he has concerns with the steepness
of lots 13 through 16. He asked Mr. Harris if access is okay on
lots 13 through 16. Mr. Harris said there is access.
Commissioner Doherty stated that he has walked the site and there
is evidence of slippage on the sites and that someone has to be
correct about this fault, Mr. Hull or Mr. Hart, or others.
Mr. Harris stated that Mike Hansen of Judd Hull has been talking to
Earl Hart and Mr. Hart was more concerned about sliding than surface
rupture and that one of the conditions of recommended approval
addresses lot 14. He further stated that the report was made by
Mr. Hull and reviewed by Dave Carpenter (an independent geologist)
and then by Earl Hart of the State.
Commissioner Getty inquired about underground irrigation. She said
that if the fault goes through this property as suggested it would
also be true that it would go through the Boatright property as well.
Mr. Harris concurred with this statement.
Commissioner Lindsey addressed density of the property vs. Boatright's.
Commissioner Doherty addressed wIS and if reduced by four lots
wouldn't the development comply. Mr. Harris stated, no it would not.
Commissioner Getty stated that one has to walk the land and view the
open space requirements, clusters of houses, etc. to see that they
are compatible with the terrain and that they are economically
feasible for development. Mr. Harris stated the ordinance is set
up with a certain amount of open space provided.
Commissioner Doherty said the ordinance was drawn specifically to
prevent the rape of the hillside.
Art Dunkley, 844 Division St
didn't think that by walking
it. He said the surrounding
posal and don't seem to have
intend to install a security
property.
reet, spoke as the applicant. He said this property is one of the most stable pieces
on the ridge. He said Lot 14 could be repaired by grading, engineering
fill, etc. to make it safe. He further stated he spent some time
with Mr. Hart concerning his comments on the fault and that based
upon literature available and studies made no one really seems to
know where the fault is, at this location. He said the fault is abso-
lutely identified from Dublin to Tejan Canyon and from Sunol to
-16-
......»..,_..~,__.~...~. ............ .. ... ....... .. . ._ _..,.._ __.._.~, .. .~ ....... .. .~.. _.. ... .. ...._._~. ..._ .. . __.....T.. .._ ...~...................
