Chairperson Wilson stated there is no objection to a cocktail lounge <br />but rather to the parking provided and that perhaps TAM Investments <br />should be speaking to this. <br />Mr. Harris stated that perhaps it might be a viable solution to <br />have furnished 30 parking spaces during business hours. He stated <br />the regulations require one parking place for each three seats. <br />Arnold Lenk, TAM Investments spoke. He said he was baffled with <br />further discussions of access. He said the entire matter has been <br />previously discussed with staff, Planning Commission, City Council and <br />there have been extensive traffic studies trying to provide proper <br />ingress and egress. He said they eliminated 9,000 sq. ft. off the <br />top of one of the buildings to reduce the building area with relation- <br />ship to the lot. He said his development would be similar to Alamo <br />Plaza in Alamo. <br />Chairperson Wilson cited the Sunshine Saloon at Valley Plaza which <br />at 4:00 P.M. has a lot more than 40 cars parked for it and that he <br />has gone in on Friday or Saturday nights when he couldn't find a <br />parking place on the south, rear or side of the building and that <br />if this business is as successful as the Sunshine Saloon there is <br />no question he is going to have insufficient parking. He recommended <br />that TAM stick to the uses previously suggested or there will be <br />a parking problem. Again, he reiterated there is no problem with <br />a cocktail lounge but with the required parking. <br />Commissioner Doherty stated he would not be in favor of regulating <br />the business hours and that if the use permit is granted it couldn't <br />later be revoked because thousands of dollars would have been spent <br />on decor, etc. and it would be ridiculous to control. <br />Mr. Lenk stated that the applicant should address this. <br />Mr. Pendel said he would run a nice business and people would walk <br />to it if there was not sufficient parking. <br />Dan Mahoney, 2820 Longspur Way spoke in opposition to this use and <br />said he didn't want a cocktail lounge there and that pizza restaurants <br />do not close early and one is being proposed for the development. <br />Pat Mahoney, 2820 Longspur Way, addressed garbage dumping concerns and <br />the adjacent youth sports .park and children seeing their parents <br />coming out of a bar. <br />The public hearing was closed. <br />A motion was made and carried that this matter be continued to <br />January 14, 1980 and that the applicant work with the staff concerning <br />parking. <br />-13- <br /> <br />
