RZ-80-15, City of Pleasanton <br />Application of the City of Pleasanton to prezone an approximately 43 <br />acre site located approximately 830 ft. south of the existing City <br />limit line between Foothill Road and I-680 to any zoning district <br />consistent with the Low Density Residential designation of the General <br />Plan. A negative declaration of environmental impacts was also to <br />have been considered.. <br />At the property owner's request, this matter was continued to the <br />February 11, 1981 meeting. <br />PUD-80-14, Reynolds & Brown <br />Application for approval for a PUD plan for a Business/Industrial <br />Park proposed for the 60 acre site located south and west of the <br />Denny's, Hungry Hunter, Carnation commercial complex. The property <br />is zoned PUD (Planned Unit Development-Industrial/Commercial and <br />Offices) District. A mitigated negative declaration was also con- <br />sidered. <br />Mr. Harris explained the staff report. He stated that in the future <br />the Commission would also be considering other developments in the <br />area; Hacienda Business Park (Willow West), Meyer's property and the <br />Southern Pacific Railroad property (290 acres). He stated a traffic <br />study has been done for all of northern Pleasanton including the <br />Fromm property. He stated the traffic figures are startling and that <br />there are monumental public improvements needed, including items <br />not shown on Pleasanton's General Plan. Mr. Harris stated that <br />concerning Condition No. 7, he would recommend this comment be added on <br />all developments of this type. He said the intent of the last sentence <br />is to allow monitoring to take place for mitigation purposes. Mr. <br />Harris further stated that the City has the right to stop development <br />if traffic levels become excessive but wants it written in the report <br />because down the line, lots will be sold to other people and he <br />wants the buyer to be aware of the circumstances which could possibly <br />limit building because of traffic levels. He addressed Condition <br />No. 8: the staff would ask the same thing of the future Meyers <br />project. <br />Commissioner Getty asked if the projects couldn't be designed all <br />at one time. <br />Mr. Harris stated this will probably involve more than one assess- <br />ment district and that if Meyers connection were put in it would be <br />helpful instead of going to Johnson/Hopyard. He stated it may be all <br />that will have to be done is the Meyers connection for the build-out <br />of the entire subject property. <br />Chairperson Wilson had concerns with perhaps the widening of Johnson <br />Drive, the developer constructing three buildings and the traffic <br />reaching "D" level and then it is determined that this method does <br />not take traffic off of Johnson Road and the project becomes dead. <br />-7- <br />., __.. _.~._ .__. ___. _.,___.._..._.._...T.r_.... _. _.. .. ._.. __ _. .~...... <br />
