Commissioner Jamieson addressed access onto Brockton Drive. <br />Mr. Bras stated they need some sort of access out there. <br />Chairperson Wilson inquired as to how many people were in the audience <br />concerning this application. He then opened the public hearing. <br />Nancy Merrick, 3658 Camelot Court spoke in opposition to this proposal <br />and asked for an explanation of the uses proposed. Mr. Harris <br />explained the uses currently allowed and those proposed. Mrs. Merrick <br />stated it was her understanding this property was zoned residential <br />and she urged the Commission to initiate a rezoning request for this <br />purpose. <br />Terry Grosshans, 3926 Fairlands Drive spoke addressing the physical <br />propensities of that lot. He stated there is a 20-30 ft. drop on <br />Santa Rita Road and doesn't think a driveway could be put in there. <br />He stated this is a narrow piece of property and that access will have <br />to be at the east end of Pimlico or Brockton. <br />Marty Pearson, 3962 Fairlands Drive, spoke in opposition to this <br />project because of traffic concerns. He stated that retail uses <br />generate a lot of continuous-type traffic. He stated she doesn't <br />want additional traffic on either Fairlands or Churchill. <br />Mr. Miller, 3633 Camelot Court spoke in opposition to the rezoning <br />and addressed the heights of the buildings overall. He stated that <br />the intersection of Pimlico/Santa Rita Road is a 'kamikaze crossing'. <br />He stated that with McDonald's and their sign, this area looks like <br />the entrance to a fairgrounds. <br />Commissioner Getty asked what conditions were imposed by City Council <br />at the time they approved McDonald's with regard to signalization. <br />Mr. Warnick stated they have paid in lieu fees for the future signal. <br />Commissioner Jamieson asked how long it would take to get this signal. <br />Mr. Warnick explained the procedure. Commissioner Jamieson stated <br />that if in lieu payments were received piecemeal, it would take five <br />or six years to get enough money to put in the light. <br />Mr. Warnick stated that when the uses are known, it could be a require- <br />ment at development plan stage. <br />Mr. Hattan, 3963 Fairlands Drive addressed the permanent greenbelt and <br />planting back of his fence. <br />Chairperson Wilson stated that when the developer comes in with a <br />development plan the Planning Commission will make sure that the home <br />owners are protected. <br />-13- <br />
