Chairperson Wilson agreed that the chicken ranch property should be
prezoned but didn't want to go further than that.
Commissioner Doherty asked about the location of the water service and
Mr. Warnick explained.
Commissioner Doherty asked that the staff let the County Planning Division
know of the intent of this. Mr. Harris stated notices would be sent to
all concerned.
A motion was made by Commissioner Doherty, seconded by Commissioner Lindsey
that an application be initiated to prezone the property next to the
Hacienda Mobile Home Park and also to be included in that prezoning
would be the Bates' property also known as the chicken ranch.
ROLL CALL VOTE
Ayes: Commissioners Doherty, Getty, Jamieson, Lindsey and
Chairperson Wilson
Noes: None
Resolution No. 1955 was then entered and adopted initiating a prezoning
request as stated above.
TENTATIVE MAPS
Tract 4788, Reynolds and Brown
Application of Reynolds and Brown for tentative map approval for a
23 lot subdivision of the approximately 56 acre site located just west
of Hopyard Road and south of Johnson Drive (behind Denny's, Hungry
Hunter, etc.). Zoning for the property is PUD (Planned Unit Development
Industrial/Commercial) District.
Mr. Harris explained the staff report and recommendation of approval.
He stated, however, that the subdivision would only be 14 lots and not
the 23 as advertised because they can only subdivide that portion where
they indicate the type of building that will be built. He stated there
are 12 lots on the southwest quadrant remaining and two lots subject to
further development plan approval. Mr. Harris said that Mr. Warnick has
some suggested changes to the conditions proposed by staff.
Mr. Warnick requested the following changes be made to the Engineering
recommendations attached to the staff report and stated that Mr. Brown
has a change he would like to propose:
General Condition No. 1
Add the last part of PUD Condition No. 17 which reads as
follows:
"or in the alternative these rights-of-way may be purchased
at their fair market value through a special assessment district
for subdivision improvements, if approved by the City Council
pursuant to Section 66462(a)(2) of the Government Code."
-9-
..... _... __...~...~....J. ... ... ....... ..... .... _ __....,_ , Tom, ... .. .. .. .._ ......_ ... _........ .......... ... ..~.-. ... ... _.. ....~. .... . _v.....T..,.. _. ,.,... ._ _. ......
