Street Improvements No. 2 <br />Condition No. 2 (Type A) should be revised to read as <br />follows: <br />"A forty-four foot (44') wide curb-to-curb street with a <br />marked centerline, and with six (6") inches from curb to......" <br />Street Improvements - Condition No. 3 <br />The curb-to-curb width of B Court should be revised from <br />48 ft. to 44 ft. <br />Grading - Condition No. 2 <br />This condition should be revised to read as follows: "That <br />the minimum grade for gutter flowlines for the public streets <br />within this development be set at 0.5~ or as otherwise required <br />and approved by the City Engineer. <br />The public hearing was opened. <br />Dave Brown, Reynolds and Brown, addressed the Commission stating he <br />agrees with the points recommended by staff with one exception con- <br />cerning the dimensions of the property where it intersects Meyer's <br />property. He stated it should be 300 ft. and not 240 ft. (as shown <br />in condition number 8). Mr. Warnick stated it was immaterial to the <br />staff and the staff has suggested on several occasions that Reynolds <br />and Brown get together with the Meyer people to agree on this matter <br />and no one has moved toward agreement. He said staff just wants the <br />two developers to be in accord on the matter. <br />Chairperson Wilson asked the location of the area in question. The <br />architect for Reynolds and Brown pointed out the area. <br />Susan McKee, 4693 Denker Drive, Pleasanton, asked that this matter be <br />continued until such time as sufficient consideration has been given to <br />traffic, level of service and effects on Johnson/Hopyard Road inter- <br />section and that all of the projects, i.e. Reynolds and Brown, Meyer, <br />Prudential should be considered at one time. <br />Paul Ebright, 5416 Blackbird, stated that Reynolds and Brown is only <br />a part of the whole and doesn't believe the City knows what impacts this <br />will have on life in the City and urged the matter be continued until <br />further investigation has been accomplished. <br />Chairperson Wilson said that he believes agreements have been entered <br />into for necessary improvements of Johnson Drive and other improvements <br />that are necessary through an assessment district.
