Chairperson Wilson stated he is concerned about a 24 ft. driveway and wondered if the City Engineer and Mr. Price could work something out which is a little more adequate than 24 ft. and would like input from the fire department. Mr. Price said that the front of the divider could be moved back and this would increase maneuverability. He further said that with 17 homes the amount of traffic would not be substantial. Commissioner Lindsey then asked if the staff was in accord with this statement. Mr. Warnick said he had no problem with moving the divider back. ROLL CALL VOTE Ayes: Commissioners Doherty, Getty, Jamieson, Lindsey and Chairperson Wilson Noes: None Resolution No. 1957 was then entered and adopted approving Tract 4758 as discussed. Tract 4805, Heritage Construction Application of Heritage Construction Company for tentative map approval of Tract 4805 for a proposed 11 lot single-family townhouse subdivision of approximately 7 acres of land at the southwest corner of Pico and Vineyard Avenue. The property is zoned PUD (Planned Unit Development- Medium Density Residential) District. Mr. Harris reviewed the staff report and recommendation of approval. Commissioner Jamieson asked about hazard control and Mr. Warnick explained. The public hearing was opened. The applicant, Roy Gillette, Heritage Construction, said he agreed with the staff report. The public hearing was closed. The staff pointed out that the tract number should correctly read 4805, and not 4807 as shown on the various reports. A motion was made by Commissioner Getty, seconded by Commissioner Lindsey, that Tract 4805 be approved subject to the conditions of the staff report of 2/17/81.
