Resolution No. 1964 was then entered and adopted recommending approval <br />of case RZ-80-15 prezoning the property to (PUD-Low Density Residential) <br />as recommended in the staff report. <br />UP-81-3, Warmington Homes <br />Application of Warmington Homes for a conditional use permit which would <br />allow the development of a model home complex and sales office to be <br />located approximately 250' south of Fairlands Drive on the extension <br />of Gulfstream Road. Zoning for the property is PUD (Planned Unit <br />Development-Medium Density Residential) District. A negative declaration <br />of environmental impacts will also be considered. <br />Mr. Harris explained the staff report stating the conditions were <br />typical for a model home complex. <br />Bob Gould, Warmington Homes, stated he agrees to the conditions imposed <br />in the staff report. <br />The public hearing was opened. <br />The public hearing was closed. <br />Commissioner Getty asked about the liability concerning the proposed <br />tot lot. Mr. Gould explained. Commissioner Getty addressed parked <br />cars fronting the tot lot. It was explained that the curb cuts were <br />already in and to rearrange it would be very difficult. <br />A motion was made by Commissioner Jamieson, seconded by Commissioner <br />Doherty that case UP-81-3 be approved as all required findings (as <br />shown in the staff report) can be made and that this approval be <br />granted subject to the conditions shown in the staff report. <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, <br />Chairperson Wilson <br />Noes: None <br />Getty, Jamieson, Lindsey and <br />Resolution No. 1965 was then entered and adopted approving case UP-81-3 <br />as stated. <br />UP-81-4, Northwood Homes <br />Application of Northwood Homes for a conditional use permit to allow <br />a model home complex and sales office to be located on Pecan Court <br />near Muirwood Drive. Zoning for the property is PUD (Planned Unit <br />Development-Medium Density Residential) District. A negative declar- <br />ation of environmental impacts was also considered. <br />Mr. Harris explained the staff report. <br />The public hearing was opened. <br />Ron Harrison, Northwood Homes, spoke. He addressed Condition No. 4 <br />regarding signs. It was explained to him that any small signs to be <br />placed in front of the model home complex would have to be approved <br />by the City and could be done so administratively if they were small <br />-8- <br /> <br />
