No. 20 That the developer be advised that the
'ditch to daylight,' end of street,
temporary drainage shown on the tentative
map is not acceptable. A temporary
storm drain inlet at the end of each
stub street connected by a temporary
storm drain which discharges into the
existing channel, all within an
acceptable storm drainage easement,
should be constructed or as otherwise
approved by the City Engineer.
ROLL CALL VOTE
Ayes: Commissioners Getty, Lindsey and Chairperson Wilson
Noes: None
Absent: Commissioners Doherty and Jamieson
Resolution No. 2002 was then entered and adopted approving Tentative Map,
Tract 4850 for Northwood Homes.
Tentative Map, Tract 4807, Mike Harris
Applicatio~ike Harris for tentative tract approval for the resi-
dential subdivision of a 16-unit condominium complex proposed for
the 1 acre site which is located on the east side of Santa Rita Road
immediately north of Fire Station No. 3. The property is zoned PUD
(Planned Unit Development-High Density Residential) District.
Mr. Harris presented the staff report and recommendation of approval.
Mike Harris, the applicant, addressed the Commission stating he concurs
with the staff report but does have a problem with Condition 19 relating
to park dedication. He stated that since the City has working drawings
he would like the cost of the dedication to be at the current rate and
not the rate at final map stage.
Mr. Warnick stated that fees are collected at the final map stage, at
the fees then in effect. He stated the ordinance provides for fee
adjustments periodically based on the dollar amount of the land and
this is interpreted as the fees at the time of final map based on
the land.
Commissioner Lindsey asked the history of receiving dedications. Mr.
Warnick explained.
Gil Barbee, 147 Bernal Avenue, asked that "residential" be added before
the word 'lots' in Condition No. 19.
The public hearing was closed.
A motion was made by Commissioner Getty, seconded by Commissioner
Lindsey that Tract Map 4807 for Mike Harris be approved subject to
the conditions of the staff report of 5/20/81 changing Condition No. 11
and No. 19 as follows:
-12-
