Mr. Wagerman indicated the area could still remain as it is with rolled <br />curbs, etc. He further stated that County zoning allows 1-5 acre <br />minimum. <br />Commissioner Wilson stated he would like to see the matter continued so <br />that the property owners could seek professional guidance with regard to <br />the preference of zoning on the property. He stated that development <br />approval would probably include improvements to Mohr Avenue, etc., signals <br />and other items similar to the north Pleasanton requirements and that <br />this should be looked at by the property owners. <br />Commissioner Lindsey spoke to the recommendation of the Planning Com- <br />mission for Low Density Residential and asked under the approved land <br />use designation of Medium Density what the lot size range is. Mr. <br />Harris explained. <br />Commissioner Doherty asked if there is any reason the Planning Commission <br />couldn't initiate a general plan amendment. Mr. Harris stated there is <br />no reason, but that this matter recently went through City Council. <br />Dr. Panganiban, oneā¢of the other owners of the property, said he has <br />a five acre lot adjacent to the Kamp property and stated he felt that <br />being immediately adjacent to his property would make smaller lots <br />appropriate for his property also and feels the smaller lots would <br />blend in with the surrounding. <br />Commissioner Wilson stated he felt it would be in the property owners' <br />best interest to get professional advice regarding the size of the lots. <br />He said he would like to see the property owners fully informed. <br />Mr. Black again spoke stating he has recently talked to everybody in the <br />in the 35 acre parcel and that all are in agreement to accept any zoning <br />the City would give, i.e., 10,000, 20,000, 15,000 sq. ft. lots. He said <br />these size lots would allow swimming pools, etc. in the yards. <br />Commissioner Wilson pointed out that Ponderosa Homes has an average lot <br />size of 10,000 sq. ft. and that perhaps these should be looked at <br />because 10,000 sq. ft. isn't a particularly large lot. <br />Mr. Black stated that 40,000 sq. ft. is too much and that 20,000 sq. ft. <br />would be fine and that all six property owners agree. <br />A motion was made by Commissioner Wilson, seconded by Commissioner Doherty, <br />that this matter be continued for one month, until November 12, 1981 to <br />allow the property owners to seek professional advice and consult with <br />surrounding property owners. This motion was carried with all five <br />Planning Commissioners in favor of the continuance. <br />UP-81-28, Essenar Investments of Auburn <br />Application of Essenar Investments of Auburn and Pet's, Inc., for con- <br />ditional use permit approval to allow a pet store at 1711 Santa Rita Road. <br />The property is zoned C-N (Neighborhood Commercial) District. <br />Mr. Harris reviewed the staff report recommending approval. <br />-5- <br />
