34. That a 10 ft. wide P.C.C. sidewalk shall be installed <br />along all frontages of the subject site to the satis- <br />faction of the City Engineer. <br />39. That. the developer pay the applicable Zone 7 and <br />City connection fees and the meter cost prior to <br />building permit approval of the development for <br />any water meters (irrigation meters) not directly <br />related to a building permit. <br />42. That the developer submit detailed on-site and <br />off-site landscape and irrigation plans to the <br />Planning Division for approval as part of the <br />improvement plans. These plans should provide for <br />landscaping and irrigation. These plans shall be <br />submitted prior to issuance of a building permit. <br />50. That the 10 year lease for the DeLucchi and Wayside <br />parks shall be executed by the City and Southern <br />Pacific prior to final approval of case PUD-81-28. <br />51. That the conveyance of land from William Gale to <br />Southern Pacific for the 22'x28'x36'x30.2' parcel of <br />of land located west of parcel 1 and the grant of <br />easements for the area of the 19 private parking <br />spaces shown at the western edge of parcel 1 shall <br />be finalized prior to development of the subject <br />property. <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Jamieson, Lindsey, Wilson and <br />Chairperson Getty <br />Noes: None <br />Absent: None <br />Abstain: None <br />Resolution No. 2082 was then entered and adopted recommending approval <br />of case PUD-81-28 as motioned. <br />UP-81-29, Cork Harbour <br />Application of Cork Harbour Company for a conditional use permit which <br />would allow a five lot model home complex and sales office as part <br />of their new single-family residential subdivision located on the <br />north side of the extension of Pico Avenue and east of Pleasanton <br />school.
