Wendell, 1632 Orchard Way <br />Richard Patton, 1882 Brooktree Way <br />Lavere Adams, 1960 Brooktree Way <br />Robert Pyper, 1773 Orchard Way <br />Bruce Zealous, 1404 Franklin Street, Oakland (attorney) <br />Ann Reiser, 1795 Orchard Way <br />Alan Fox, 1976 Brooktree Way <br />Diana Allen, 1895 Rosetree Court <br />David Peterson, 1651 Orchard Way <br />Juanita Young, 1883 Rosetree Court <br />Concerns involved the opinion that Valley Avenue is already a very <br />busy street and the development would generate additional traffic <br />problems, loss of park property and apartments in a single-family <br />area. It was pointed out that a petition containing signatures of <br />90~ of the residences who are effected by the project asking that <br />the application be denied has been submitted to the Planning Commission <br />for consideration. It was suggested that if the Commission doesn't <br />think there is a traffic problem in the project area, it is because <br />they must not drive in that area. Further, one of the opponents <br />brought out that the applicant has stated they would convert the <br />apartment to condominiums at a future date. One speaker said apartment <br />type units create an atmosphere unfavorable for raising children. <br />It was stated there are a lot of joggers and other people using the <br />area who would be negatively effected by approval of this project. <br />David Peterson, 1651 Orchard, stated that 800 of the heavy traffic <br />occurs 20~ of the time and that to add additional vehicle trips to <br />this would be wrong. He further said he didn't see how the young <br />and seniors could afford $500-$600 per month units. <br />The public hearing was closed. <br />Commission Wilson said he would like the traffic engineer to answer <br />questions posed concerning traffic, and for Mr. Matteson to address <br />the number of units he has built and those shown on the slides. He <br />asked how many of the units shown in the slide presentation were <br />less than 20 units per acre. <br />Chris Kenzel, Traffic Engineer, said that with restricting left turn <br />movements from the shopping center onto Valley Avenue, installing <br />signals and making median changes, it would let the traffic flow <br />to and from the site with a minimum amount of problems. He said the <br />actual project would increase traffic by only 3-1/2-6~ and that his <br />company felt this could be accommodated with a minimum amount of <br />changes. <br />-4- <br /> <br />
