He then presented a slide presentation on other developments, high- <br />lighting landscaping and similar architectural designs. <br />Commissioner Jamieson asked what percentage of the buildings in the <br />slides were rentals vs. condominiums. Mr. Mogensen said there were <br />approximately 75-85~ rentals and that most of the structures were <br />at least three to four years old. <br />Chris Kensel, TJKM Traffic Consultants, Walnut Creek, spoke. He <br />summarized the traffic report prepared by his office dated November, <br />1981 concerning this project. He said the figures used in his report <br />were conservative. <br />Mr. Falk, Engineer for the project, 1885 Oak Park Boulevard, Pleasant <br />Hill, said his firm has prepared the tentative maps, etc. and that he <br />would be happy to answer any questions. <br />Duncan Matteson, 2312 Warnerange, Menlo Park, a partner in the pro- <br />ject stated the Chamber of Commerce indicated there is less than a <br />to vacancy rate for rental units in the City and that this project <br />would fulfill a definite need in the City of Pleasanton. <br />Commissioner Jamieson asked what Mr. Matteson thought the rental cost <br />would be. Mr. Matteson said he didn't know but based on rent surveys, <br />2-bedroom-2 bathroom units 1,000 sq. ft. are going for between $575 to <br />$625 per month; 1 bedroom, 750-800 sq. ft. are renting for about <br />$450 per month. He said these are pretty universal for apartments <br />building within the last three to four years. <br />Chairperson Getty asked if there was anyone in the audience wanting <br />to speak for this project. <br />Ron Archer, 205 Main Street, Engineer, stated he is not associated <br />with the project, but lives on Greenwood between Black Avenue and <br />Alameda. He said he has lived there since 1966. He said he realizes <br />people like their neighborhood unchanged as he had a walnut orchard <br />across the street from him when he moved into his house and fields <br />of beans and tomatoes in his neighborhood, but the fact remains there <br />are no rental units in Pleasanton and he has had to house his <br />mother-in-law in Livermore and his daughter had to move to Castro <br />Valley. Mr. Archer urged approval of this project and said we need <br />new apratments to help take the place of the condominium conversions <br />happening in the City. He said there might be a little more traffic <br />but it is worth it to have apartments come to town. He said the site <br />is close to transportation, shopping, etc. and would be ideal for <br />seniors and young people. <br />Chairperson Getty then asked if there was anyone in the audience wishing <br />to speak against the project. <br />-3- <br />
