Commissioner Doherty asked if Fire Chief Fiill has any problem with
the new equipment getting to the top of the buildings. Mr. Rockhold
said 'no,' he then explained the stairwells, parapets, etc. Com-
missioner Doherty then asked if one could put a helicopter on the
roof. Mr. Rockhold stated that this has not been considered yet.
Commissioner Lindsey asked what would happen if the buildings sizes
were made smaller in width. Mr. Cox said there would be no more
open space because economically they couldn't afford it. Commissioner
Lindsey then asked what would happen to the open space. Leonard
McVicar stated it would not increase the plaza area.
Commissioner Wilson spoke to parking, said that perhaps 45,000 sq.
ft. could come off of the buildings and allow another 45,000 sq. ft.
for parking giving the development the proper number of parking places
without getting into the coverage of the land and that by taking
one acre off and putting in one acre of parking wouldn't limit the
development. He said he would like this matter resolved prior to the
meeting of December 9, 1981. Mr. Harris stated it would probably
be the 16th before the Daon matter would be considered for decision.
Mr. Harris indicated that the entire area would have to be looked
at and not just the office area. Commissioner Wilson said he would
just like to address parking knocking one acre off and adding one acre
to the parking area and that would probably satisfy everyone.
Chairperson Getty asked if the main concern regarding this development
is parking/traffic.
Mr. Harris responded that the City must be sure that a project doesn't
get approved which will overwhelm itself and the entire area, that
the shopping center area must be considered with possible addition of
other major tenants with regard to the parking ratio. He said that
perhaps at this stage of development process the Commission might
want to take a 'wait and see' stance and perhaps try the Drachman
system and see how it works for a portion of the development. He
said he wondered why if the Drachman method was so useful why
it wasn't employed in more areas than it is especially in view of
the fact that it has been in use since 1974. He indicated that
while talking to the manager of Valco Center, the manager indicated
they have had no complaints using the Drachman method. Commissioner
Wilson asked if the developer would be interested in going in with
something like Mr. Harris suggested, perhaps using the Drachman
method on two buildings, etc...
Chairperson Getty mentioned that Bob Eynck, with Taubman, was in the
audience and invited him to comment on the situation. Mr. Eynck stated
they have some concerns with traffic circulation and based upon a
traffic study that has been done, they have agreed to allow Daon
to develop to a certain level until a point when the 5toneridge Drive
interchange will be installed, at which time full development will
be allowed to proceed. He indicated that they too have some concerns
-6-
