Commissioner Wilson then asked Mr. Rockhold to show him the 30.1 <br />acres. Mr. Fisher explained. Mr. Cox referred to Figure 6 <br />in the booklet. Commissioner Wilson also indicated if the staff <br />is coming up with a report which says the developer doesn't have <br />sufficient parking, where the developer would get more parking. <br />Mr. Cox said the plaza area could be diminished, the square footage <br />of the building could be diminished which would diminish the plaza <br />area because it would be economically unfeasible to have such a <br />large plaza for buildings which were reduced in size. Mr. Cox <br />explained they would have to have 2,850 spaces for a ratio of <br />one to three hundred and they are proposing 2,550 or one for <br />335 sq. ft. for the office center. Commissioner Wilson asked about <br />the length and width of the proposed parking stalls. Mr. Fisher <br />explained. <br />Mr. Harris said the staff still has concerns with density with <br />regard to overall land coverage. He explained Reynolds and Brown <br />were allowed 33%, Meyers 35%, Prudential is requesting 37%. He <br />said the Daon density is much higher. He further said the Meyers <br />project was allowed a maximum of 50% floor area coverage for their <br />office area and Prudential is asking for 50% maximum. He said <br />Daon is seeking a 65% FAR in the office portion of their development. <br />He suggested that the buildings be made smaller and the ratio in- <br />creased. T~Ir. Cox reiterated that the criteria used was in planning <br />for a 'regional location.' Iie rebutted Mr. Harris' comments by <br />stating that they are not proposing a business park but rather a <br />regional center. <br />Commissioner Wilson said he wondered if the intensity was diminished <br />he hoped it wouldn't increase the cost of the residential units pro- <br />posed. <br />Karin Mohr spoke on the bond issue. <br />Mr. Cox said these would be entry level units even if the favorable <br />interest rates would come back; hence they are proposing density of <br />17 units per acre including the park. He said they consist of <br />attached units, townhouses, flats with parking built into the <br />structures with parking over townhouses and three acres of park. <br />Density was then discussed relative to other units in the City of <br />Pleasanton. Commissioner Jamieson indicated that no one has yet <br />defined affordable housing. Mr. Cox indicated there is a proposed <br />formula using the median income of the area. <br />Commissioner Wilson asked if the bonds go through would the homes be <br />available only to first time buyers. Mr. Cox said they would be <br />available either to first time buyers or to persons who have not <br />owned a home within the last three years. T~Ir.
