Page 9 <br />Minutes <br />Planning Commission <br />A motion was then made by Commissioner Doherty that the subject <br />property be prezoned PUD-Low and Medium Density Residential. <br />Mr. Harris interjected that as a result of development in the <br />area proposed widening of Vineyard Avenue where it narrows a <br />transition on Vineyard Avenue will occur in front of the Teixeira <br />property as well as the Bates et al properties and now would be <br />the time to address dedication from Mrs. Teixeira for frontage to <br />assist in this regard. Mr. Harris further indicated this has <br />not been previously discussed with Mrs. Teixeira. <br />Commissioner Wilson asked how much land the staff is talking about. <br />AZr. Warnick said he doesn't have the exact dimension required of <br />the dedication and estimated a figure. <br />Commissioner Wilson said it would probably be about one-half an <br />acre. Chairperson Getty asked Mrs. Teixeira if she understood the <br />request and discussion regarding dedication of land for the widening <br />of Vineyard Avenue. Mrs. Teixeira indicated she understood what <br />was being requested of her. <br />Mr. Harris stated that this matter just came to mind today and <br />that a condition of prezoning approval should include dedication <br />for street widening. Mr. Warnick stated the amount of property <br />required to be dedicated would be somewhere in the neighborhood of <br />from 20-27 feet. <br />P4r. Doherty then modified his motion to include dedication for <br />street right-of-way sufficient to allow-the widening of Vineyard <br />Avenue in front of the Teixeira property, the details of which are <br />to be worked out between .the staff acid Mrs. Teixeira prior to <br />submittal of the case to the City Council. <br />Mr. Harris suggested that perhaps Mrs. Teixeira would like the <br />matter continued until this is clarified.
