Charles Buso, Hacienda Mobile Home Park, addressed the Commission. He said <br />Mr. Parrish gave a presentation to the current residents of the mobile <br />home park and they applauded his contribution to low cost housing. He <br />said he does not see anything in the plan for a reasonable size meeting <br />room for the homeowners and that they will have occasions where they <br />will need a place to meet. He asked that the Vineyard Avenue phase be <br />compatible with the existing mobile home park and have sidewalks on the <br />north side of Vineyard Avenue and lighting provided on the fence for <br />security purposes and that the trees planted be of the same variety <br />as those now growing. Commissioner Lindsey asked Mr. Buso if they <br />have any concerns with the children being in the new proposed develop- <br />ment. Mr. Buso said they do not have any concerns with this at all. <br />He said in fact that normally mobile home parks pay for a school system <br />they don't even use and are a benefit to the City. <br />Commissioner Doherty asked Mr. Buso if he felt the development would <br />enhance the area. Mr. Buso said personally he would prefer $300,000 <br />homes in the area but that is appealing to his greed and feels the <br />mobile homes are fine for the area. Commissioner Doherty reiterated his <br />previous position that the mobile home park in the area is the logical <br />place for one. <br />Ken Smith, 3114 Brandy Court, Vintage Hills Homeowners Association, <br />addressed this matter. He said they feel they can support the project <br />with three possible concerns and all three concerns have been covered, <br />i.e., fire protection, width of Vineyard Avenue and Pico Avenue extension. <br />Nancy Storch, 3193 Chardonnay, addressed the Commission. She said the <br />back of her house borders on Vineyard Avenue. She said she feels com- <br />fortable with the development but has a few concerns she wishes to <br />address. She asked that the roofs of the homes have a color which <br />would blend into the landscaping. She said she would like to see the <br />units owner occupied and there is no way to guarantee that. She also <br />wondered where the homeowners would meet. <br />Chairperson Getty said there are a number of homeowners associations in <br />the City which do not have a place to meet and those organizations find <br />public buildings or peoples homes. Mrs. Storch said she will be glad <br />that Vineyard Avenue will be narrowed from four to two lanes. She <br />said trucks and trailers use the area now for parking. She asked <br />for additional planting and a median strip to narrow the street. <br />Steve Tyler, Ty-Cal, 344 Division Street, said he didn't wish to speak <br />for or against the project but asked the Planning Commission to consider <br />the limited sewer capacity. <br />The public hearing was closed. <br />Commissioner Jamieson said he would like to bring to everyone's attention <br />that they are talking about 39 acres which haven't yet come into the City. <br />Commissioner Wilson asked about the Bates annexation and how long it <br />would take for the additional 10 acres to come into the City. Mr. Warnick <br />responded that an annexation takes about six months. <br />-11- <br />
