Mr, Warnick indicated that at the time the condition was written to <br />require the street be widened to 60 ft. he had not seen the overall <br />proposal for all of the Ponderosa development and now that he has, he <br />would recommend that the street paralleling Valley Avenue running <br />east-west be 60 ft, <br />Mr. Warnick then went to the map on the wall and reviewed the pro- <br />posed street configuration, He said perhaps the street between <br />Hansen and LaBaron should be 60 ft, He said one or the other of the <br />streets needs to be 60 ft, and perhaps both, <br />Commissioner Jamieson asked how the lot sizes compare to Quail Creek. <br />Mr. Harris indicated these might be smaller than some of the lots <br />at Quail Creek and that they are 35 ft, wide. Commissioner Getty <br />asked if the lots are similar to Morrison's zero lot line units, <br />Mr. Harris indicated that the proposal has 5 ft. side yards but is the <br />same idea. He further said there is more variety in design in this <br />proposal than in other garden court homes in Pleasanton. <br />The public hearing was opened, <br />Jack Wong, Ponderosa Homes, stated that they have no problems with <br />the conditions proposed except for Condition No. 20 relating to a <br />60 ft, wide street, He said this street was never meant to be a <br />collector street and did agree with Mr. Warnick that a collector street <br />should in fact be 60 ft. <br />Commissioner Getty asked Mr. Wong how he felt about other streets <br />being 60 ft. Mr, Wong responded that they would really like to <br />leave the matter open until they plan the other area. Mr. Warnick <br />said the staff would agree to consider changing Condition No, 20 <br />to say "That the proposed forty-six foot (46 ft.) wide street parallel <br />to Valley Avenue (east-west) in this development be increased in <br />wi th to sixty feet 0 ft. unless otherwise approved y t e City <br />Engineer," <br />Chairperson Lindsey addressed the sound wall issue on Valley Avenue, <br />Mr. Wong said he agrees with staff that an acoustical study be done <br />and that he agrees some sort of wall would improve the street scene, <br />Commissioner Lindsey spoke to Valley Avenue between Hopyard and <br />Santa Rita Road and the fact that much of the fencing along this <br />route is in disrepair and aesthetically unpleasing. Mr. Harris indi- <br />cated that Ponderosa Homes put the wall up on Valley Avenue not <br />because of a sound wall requirement but as a marketing device, <br />Commissioner Doherty indicated that a more permanent type fencing <br />would hold up better than wood similar to Valley Avenue. He said <br />the area mentioned by Chairperson Lindsey looked like a disaster area <br />after the recent large storm, Mr. Harris indicated that City <br />standard specifications have been changed from the time the wooden <br />fence was installed on Valley Avenue between Hopyard and Santa <br />Rita Road. Commissioner Jamieson also indicated that he would <br />like to see a fence other than wood installed. He indicated that <br />if you were living across the road from the proposed development <br />one might object, assuming property values would be reduced. <br />Mr. Wong responded that the proposal actually reaches the low end <br />of the density limit for High Density Residential, He said inasmuch <br />as they have entered into a long-term agreement with the City, they <br />have loosened up density for the area. <br />_q_ <br />
